CasaGrand Crescendo Overview
CasaGrand Crescendo is a completed apartment project by Casagrand at Mel Ayanambakkam in Nolambur, west Chennai, with handover from July 2022. It has 2 BHK to 4 BHK homes, and the developer has sold every one, so the only way in now is to buy a flat from an existing owner. That changes how you shop, since there is no price list and each deal is negotiated on its own. It suits Nolambur buyers who are happy to negotiate with a seller.
The complex stands at Mel Ayanambakkam, near the Ambattur Industrial Estate, pincode 600095. Density is high: 513 homes spread over six 21-floor blocks on just 3.88 acres. Walls are cast in Mivan-style RCC, and floor-to-floor height is given as 2.95 m. Because the buildings have been lived in for a few years, you can judge upkeep with your own eyes.
Seven layouts were built. Two-bedroom homes vary widely, from roughly 618 or 625 sq ft to roughly 1,197 or 1,265 sq ft. Three-bedroom homes are roughly 1,530 or 1,599 sq ft. The single four-bedroom plan, roughly 2,193 sq ft, tops the range, and every figure is built-up. The specification separates Elite homes from EWS units, so ask any seller which category the flat belongs to.
The project suits a family that wants a finished flat near Ambattur's industrial and office belt, can inspect before paying, and prefers an established community to a new launch. It also suits buyers who want choice of size, as the range runs from a compact two-bedroom home to a four-bedroom one. Look elsewhere if you want a developer booking with a payment plan, a low-rise setting, or a RERA number in hand, since none has been published.

About Chennai
Which side of Chennai should you buy on? For most people the honest answer is the side where they work. The city stretches along a flat coast on the Bay of Bengal, and the sea closes off any growth to the east. So new housing has pushed south and west instead, following jobs. If you are hunting for flats in Chennai, begin with your commute, then pick a zone, then a project.

CasaGrand Crescendo Amenities
Getting around from CasaGrand Crescendo
CasaGrand Crescendo stands at Mel Ayanambakkam in Nolambur, pincode 600095, in north-west Chennai. The Ambattur Industrial Estate is the big neighbour, and the area mixes housing with factories and offices. For many residents that means work is a short ride away rather than a long cross-city drive.
The developer publishes no distances and names no schools, hospitals, stations or malls near the site. So the practical way to judge daily life is to live a day of it before you buy. The good news is that the project has been finished since 2022, so you can visit a real flat, not a show home.
Leave from the gate at the time you would set off for work and time the drive both ways. On a weekend, walk the lanes around the complex and find the school, clinic, pharmacy and grocery store your family would rely on. Stop at the gate in the evening and watch how traffic and noise build around the industrial estate. Ask a couple of residents how long it takes to get a cab or an auto at peak hours, since that is a daily cost too.
Homes and prices at CasaGrand Crescendo
CasaGrand Crescendo put seven layouts on sale when the project launched, and all have been sold. The two-bedroom range is unusually wide: roughly 618 and 625 sq ft at the small end, roughly 1,197 or 1,265 sq ft at the large end. Three-bedroom homes come in roughly 1,530 or 1,599 sq ft; the four-bedroom home is roughly 2,193 sq ft. These are built-up sizes; carpet areas have not been published.
Since every sale is now between owners, the price reflects the flat in front of you: its size, floor, facing, condition and parking. Compare asking prices within the same size band, not across the whole range. Check whether the seller has made any changes inside the flat and whether they were approved.
A completed flat with an occupancy certificate carries no GST; stamp duty and registration apply on the sale value. Before you agree a figure, ask the seller to show:
- The carpet area and the exact built-up area on the sale deed
- Whether the unit is an Elite home or an EWS unit
- Car park allotment and whether it transfers with the flat
- Maintenance paid up to date and the current monthly charge
- Any corpus fund balance that passes to you
Paperwork and approvals for CasaGrand Crescendo
CasaGrand Crescendo has no RERA registration number published so far. Ask the seller or the owners' association for it and look it up on TNRERA, the state regulator's website (rera.tn.gov.in). For a finished building bought on resale, the registration is a cross-check; the title chain and the completion papers carry more weight.
Before you pay a token, ask to see:
- The occupancy or completion certificate for the block
- The approved building plan showing the flat
- The seller's registered sale deed from Casagrand
- An encumbrance certificate for the flat's undivided share of land
- Patta details and the latest property tax receipt
- A no-dues letter from the owners' association
Have a lawyer confirm that the name on the sale deed matches the seller and that no loan is still secured on the flat. If there is a home loan, the seller's bank must issue a closure letter and return the original deed. At registration you sign a fresh sale deed, then move the tax, electricity and association records into your name.
Living at CasaGrand Crescendo
CasaGrand Crescendo has six towers of 21 floors on 3.88 acres, home to 513 households. That is a crowded site, so the question is how the shared spaces cope. The developer has not published the share of land kept open; ask the owners' association for the approved site plan and see where your block lies relative to the clubhouse and gardens. Images of the site are as planned by the developer.
A day here could start with a walk on the jogging track or stretches on the yoga deck, then the gym before work. Children have a play area and the landscaped gardens, and older ones can use the outdoor courts and the games room. Evenings bring the swimming pool, the spa and the sauna, and the party areas cover birthdays.
Retail spaces inside the campus help with small daily needs without taking the car out. Because residents have used these facilities for a few years, inspect them rather than trusting renders. Check the pool water, the gym equipment and the lift lobbies, and ask the association what the monthly maintenance is and what it covers.

About the Builder

Buying from Casagrand in Bangalore mostly means an apartment in a mid-sized gated community, with a few villa projects on the side. The east covers KR Puram and Whitefield, while the south includes Bannerghatta Road, Electronic City, Kanakapura Road and Mysore Road. Sarjapura Road and HSR Layout round out the…
