CasaGrand Florella

CasaGrand Florella stands at Tyayakana Halli in Sarjapura, pincode 562125, on the Sarjapura Road corridor that runs east out of Bengaluru. This road carries the daily flow between the city and the office parks that have drawn so many households out this way, and it has grown busier every year as the corridor has built up. The developer has not published distances to any office, school, hospital or station, so we quote none.

The community has been lived in since 2022, which means you can test the location instead of imagining it. Drive from the gate to your workplace at the hour you would really leave, then back at the hour you would return. Walk the road in front of the project on a weekday evening and again on a weekend morning; the width of that stretch and the traffic on it matter more than any map.

With 36 households, the gate itself will never be busy, but your errands will all be by road. Ask residents where they shop, which school buses stop nearby and how long the trip into the settled part of Sarjapura Road takes. Their answers, gathered over three years of living here, are worth more than a distance chart.

CasaGrand Florella was built in two villa plans, both quoted as built-up area: a 3 BHK of about 1,630 sq ft and a 4 BHK of about 1,891 sq ft. Carpet areas and plot sizes have not been published. Because a villa comes with land, the plot area and its boundaries matter as much as the built area, so ask for both on the layout plan and measure the private garden or terrace on your visit.

The published price is Rs. 1.42 Crore, which is the 3 BHK's starting figure and comes to about Rs. 8,700 a sq ft of built-up area. No price for the 4 BHK has been released, so ask Casagrand for a written quote on the exact villa. Villas on corner or boundary plots often carry a premium, and a villa that has been unsold since 2022 may have room for negotiation.

Since the community is complete, no GST applies to a villa that holds its occupancy certificate. Stamp duty and registration are due in Karnataka on the full consideration, and the sale deed will convey both the plot and the house. Ask for a cost sheet that lists:

• Base price, split between land and building if the developer does so
• Any premium for plot position or size
• Car parking, if it is charged separately from the plot
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full consideration

CasaGrand Florella has no RERA registration number published by the developer. Ask Casagrand for it, or for the reason the project is outside RERA, and search the Karnataka RERA website at rera.karnataka.gov.in. For a villa community already handed over, the land papers below matter more than the registration entry.

A villa purchase transfers land as well as a house, so the checks run deeper than for a flat. Ask for:

• The conversion order that allowed residential use of the land
• The layout approval from the planning authority
• The release order for the plot, if the layout was released in stages
• Title documents and an encumbrance certificate for the 1.73 acres
• The sanctioned building plan for your villa and its occupancy certificate
• The khata and the latest property tax receipt

Have a lawyer read the chain of title before you pay an advance. At registration you receive a sale deed describing both the plot and the built villa; follow it with the khata transfer and the first tax receipt in your name. If the developer offers a villa without an occupancy certificate, ask why, and do not treat it as complete until the certificate is in hand.

CasaGrand Florella has 36 villas on 1.73 acres, set along internal roads, with a clubhouse and a pool on its roof. The site is small enough to walk end to end in a few minutes, which makes the position of each villa matter. A corner plot gets light from two sides, a villa on the boundary gets more privacy and less passing traffic, and one beside the clubhouse hears the weekend. Ask for the layout plan and check where the villa you like stands. Everything here is built, so there are no renders to interpret.

A morning could start on the jogging track, then in the gymnasium or the health and fitness centre, and end with a swim in the rooftop pool. Children have a play area and the outdoor courts, and the games room in the clubhouse covers rainy afternoons. The Balinese gardens are the shared green, and the leisure lawn with its barbecue corner is where neighbours gather on a Saturday evening.

The amphitheatre with its stage and the party area handle festivals and family functions. Three years of use will show in the state of the pool water, the gym equipment and the lawns, so look closely. Ask the owners' body for the monthly maintenance charge, the reserve fund and who manages the common areas day to day.
