Casagrand Galileo

Casagrand Galileo stands at No. 61/2 on the Diesel Loco Shed Road at Devasandra, within Krishnarajapura, pincode 560036, on the eastern side of Bengaluru. KR Puram is one of the city's older suburbs, and two things define it: a big railway station and Old Madras Road. The Outer Ring Road also passes through the area, so the drive to Whitefield in one direction and Hebbal in the other is by roads you already know.

Daily life here does not wait for a corridor to develop. Markets, schools, hospitals and everyday shops are already in the locality, and a suburban train from KR Puram is an option that most Bengaluru addresses cannot offer. The developer has not published distances or travel times to any of these, so we quote none; time your own commute from the gate at the hour you would really leave.

The street name tells you this is a working part of town. Walk Diesel Loco Shed Road at peak hour and on a Sunday to judge noise, traffic and the approach to the gate, and look at how the road joins Old Madras Road and the Ring Road. A project of 104 homes will not add much traffic of its own, but the roads around it are already busy.

Casagrand Galileo has four plans on sale, all quoted as built-up area; carpet areas have not been published, so ask for them. The 2 BHK is about 1,257 sq ft, the 3 BHK Regular about 1,664 sq ft, the 3 BHK Large about 1,740 sq ft and the 4 BHK about 2,193 sq ft. Ask where the extra area in the Large plan goes.

The 2 BHK starts at Rs. 81 Lakhs and the 4 BHK at Rs. 1.33 Crore. The 3 BHK Regular is priced between Rs. 99 Lakhs and Rs. 1.04 Crore and the 3 BHK Large between Rs. 1.05 Crore and Rs. 1.16 Crore, floor and facing setting the spread. Divided by their sizes, the plans work out to about Rs. 6,400, Rs. 5,900, Rs. 6,000 and Rs. 6,100 a sq ft, so the larger homes are not charged a premium rate. In an 18-floor block, the floor you choose will move the price more than the plan does.

Because the project is complete, no GST is payable on a home that has its occupancy certificate. Stamp duty and registration are due in Karnataka on the full consideration. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing premium on the unit you choose
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full consideration

Casagrand Galileo has no RERA registration number published by Casagrand. Ask for it, or for a written reason the project is outside RERA, and search the Karnataka RERA website at rera.karnataka.gov.in before you pay anything. If an entry exists, it carries the sanctioned plan and the completion date the promoter promised, both of which you can now compare with the standing blocks.

Since the blocks are finished, the occupancy certificate is the paper that matters most: it confirms each block was completed as sanctioned and may be lived in. Ask to see it for your block. Then collect:

• The sanctioned building plan, with your unit and its floor marked
• Title documents and an encumbrance certificate for the 1.6 acres
• The khata and the most recent property tax receipt
• A draft sale deed, because a completed flat is transferred on a sale deed, not an agreement to sell
• The owners' association's bylaws and its current maintenance rate

Registration puts the sale deed in your name; the khata transfer and the first tax receipt in your name follow. A unit offered without an occupancy certificate is not finished in the eyes of the law, whatever the sales office says, so ask why before going further.

Casagrand Galileo has two slim blocks of 18 floors on 1.6 acres, with the ground between them given to gardens, courts and the clubhouse. It is a compact site, so the outdoor space is measured rather than generous, and the developer has not published the share of the plot left open. Ask for the site plan and walk it; the project is complete, so what you see is what you get, not a render.

A morning could begin in the meditation and yoga area, then the gymnasium, then a swim. The golf greens are the unusual inclusion, a putting practice space that few projects of this size offer, and the jogging track loops the site for anyone who prefers to run. Children have a play area, and the multi-sports courts fill the hours after school.

Evenings and weekends turn to the clubhouse: the indoor games room, the AV room for a film, and the party area for birthdays and festivals. The landscaped gardens are the shared front yard. Only 104 households fund two tall blocks, lifts and pumps. Ask the owners' body for the monthly maintenance charge, the reserve fund and how the common areas have been kept since handover began in 2024.
