Casagrand Hazen stands at Mahaganapathy Nagar in Gottigere, pincode 560076, on the southern stretch of Bannerghatta Road where the city thins out towards Bannerghatta National Park. The corridor is the spine of your daily life here: it runs north to JP Nagar and on to the Outer Ring Road, and it is the route most work commutes will take. Electronic City is reachable by road, as is the NICE Road, though Casagrand has not published distances or drive times, so we quote none.

Treat that silence as a task. Drive from the plot to your office at the hour you would actually leave, and again for the return, because Bannerghatta Road behaves differently at 8 am and 7 pm. If you rely on buses, walk from the gate to the nearest stop and check the weekday frequency. Schools, hospitals and shopping exist along the corridor, but which ones fall within a comfortable school run of this gate is for you to confirm.

Because the project is finished and occupied, you can also ask residents about the approach road, the last stretch from the main road to the gate, and what the monsoon does to it. With 622 homes, the morning exit onto Bannerghatta Road matters as much as the distance to work, so watch the gate at peak time before you decide.

Casagrand Hazen offers six plans, all measured as built-up area; carpet areas have not been published, so ask for them. The one-bedroom home measures about 630 sq ft. The 2 BHK Elite is offered at about 970 or 1,134 sq ft. The 2 BHK Superior is offered at about 1,283, 1,306 or 1,417 sq ft, three sizes of a roomier two-bedroom home.

Entry is Rs. 55 Lakhs for the 1 BHK, about Rs. 8,700 per sq ft on built-up area. The Elite plans open at Rs. 81 Lakhs for the smaller size and Rs. 91 Lakhs for the larger. The Superior plans start at Rs. 1.05 Crore for 1,283 sq ft, Rs. 1.03 Crore for 1,306 sq ft and Rs. 1.13 Crore for 1,417 sq ft. The smaller Superior plan is listed above the larger one, so treat both as starting points and get the current quote for the exact unit.

Because the project is complete, a unit whose tower has its occupancy certificate carries no GST. Stamp duty and registration are due on every purchase, on the full sale value. Ask for a cost sheet that shows:

• The base price for your unit, not the tower's starting price
• Floor and facing premiums, if any
• Car park cost and how many bays you get
• Clubhouse fee and the maintenance deposit or advance
• GST shown as nil, with the certificate that justifies it
• Stamp duty and registration on the full consideration

Casagrand Hazen has no RERA registration number published by Casagrand. Ask the sales office for it and look the project up on the Karnataka RERA website, rera.karnataka.gov.in, by name and by promoter. If the project was registered and later closed on completion, the entry will still show, along with the declared completion date and any complaints filed against it.

For a completed project the document set is short, and every item on it should exist today. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan, with your unit marked
• Khata for the property and the most recent property tax receipt
• Title documents and an encumbrance certificate covering the 8.9 acres
• A draft sale deed, since a finished home is bought on a sale deed rather than an agreement for sale

If any of these is missing, ask why in writing and hold the booking amount until you have the answer. At registration, take the sale deed in your name and have the khata transferred. Ask also for the clubhouse and maintenance agreements, because with 622 homes the association's rules will shape your costs for years.

Casagrand Hazen covers 8.9 acres with three low towers and a good deal of ground between them. Casagrand has not published the share of the plot kept open or a landscape plan, so ask for the sanctioned site plan and then walk the grounds, which you can do because the project is complete. Everything you see is built, not a render, and that lets you judge the upkeep of the gardens and the pool rather than the promise.

A day here could begin on the jogging and cycling track that threads through the landscaped gardens, followed by the gymnasium or a swim. The health centre is the quieter option for a stretch or a check-up. Children have a play area for after school and multiple outdoor courts for the evening, while the indoor games room and the activity area cover rainy afternoons.

Weekends and festivals move to the amphitheatre and the multipurpose area, the spaces a 622-home community will use for its gatherings. The clubhouse ties these together. Ask two things before you book. What is the monthly maintenance charge? And is every facility on the list open and staffed today? A completed project should have nothing left to hand over.
