Casagrand Jarvis is placed in Siruseri, Chennai. No street, survey number, landmark or pincode has been published, and there are no distances to offices, schools or stations. Siruseri is on the southern part of the city's IT corridor, so many buyers here will be looking for a short office run.

Start by asking the sales team for a map pin of the gate and a copy of the site plan. Then test your daily trips. Drive from the site to your office at your usual hour and back in the evening. If you commute north along the corridor, do it more than once, since traffic changes a lot by the day of the week.

Next, check the family routine. Pick the school your children would go to, the hospital with an emergency ward you would use and the nearest supermarket and pharmacy. Time each trip from the gate.

Ask whether the approach road is paved and lit all the way, and whether buses or shared autos pass nearby for anyone who does not drive. With 469 households in low-rise buildings, ask how many gates there are and how traffic will flow inside the campus at school and office hours.

Casagrand Jarvis offered three home types. The 2 BHK, about 1,528 sq ft, has sold out. The 3 BHK measures about 1,508 sq ft and costs Rs. 89 Lakhs to Rs. 1.08 Crore. The 4 BHK measures about 2,509 sq ft and costs Rs. 1.38 Crore to Rs. 1.39 Crore. The sizes are not labelled carpet or saleable, so ask for both.

Casagrand quotes Rs. 4,649 per sq ft for both types still on sale. On the listed prices, the 3 BHK works out to about Rs. 5,900 per sq ft at the lower end and the 4 BHK to about Rs. 5,500. The gap of almost Rs. 20 Lakhs within the 3 BHK range is also large for one plan.

As the homes are under construction, GST applies on the construction portion. Stamp duty and registration are payable on every purchase. Ask for a cost sheet with:

• Base rate and the area it applies to
• What moves a 3 BHK from Rs. 89 Lakhs to Rs. 1.08 Crore
• Car parking and number of bays
• Club membership and maintenance deposit
• GST as its own line
• Stamp duty and registration

Casagrand Jarvis is registered with RERA as TN/35/Building/0107/2025. Look it up on the TNRERA website before you pay anything. Check the promoter, the 469 registered homes and the completion date declared there, since no possession date has been published elsewhere.

With construction still under way, there is no occupancy certificate yet. Ask for:

• The RERA registration certificate
• The sanctioned building plan with your unit marked
• Title documents and an encumbrance certificate for the 8.5 acres
• A draft agreement for sale with a handover date and delay penalty
• The stage-linked payment schedule
• An allotment letter naming your exact unit

Because most homes have been sold, a visit should show clear progress on site. Match each instalment to a stage you can see, and do not pay ahead of the work.

If you want a 2 BHK, the only route is buying a booking from an existing owner. Then add the seller's agreement, receipts and Casagrand's written consent to the transfer.

At handover, collect the occupancy certificate and register the sale deed. Move the property tax and electricity accounts into your name.

Casagrand Jarvis has a campus of 8.5 acres with buildings no taller than five floors above ground, which leaves a lot of room outdoors. Casagrand says the amenity list runs past 100 items. The number of blocks has not been published, and images are renders as planned by the developer.

Water is the centrepiece. The pool complex covers 8,700 sq ft. Serious swimmers get a lap pool, children get their own pool, and there is an outdoor jacuzzi plus water workouts in the aqua gym. Up on the terrace, you could start the day on the yoga and meditation deck or at the open gym, and end it at the rooftop barbecue and coffee corner.

At ground level, there is a walking and jogging track, a zen garden, a mosaic reflexology garden and a hammock garden. Keen gardeners get a herb and spice garden and a pavilion for organic farming. Children have a climbing wall, a LEGO wall, a box cricket area and a basketball court with several hoops. Dog owners have a pet park.

Indoors, the gym includes space for TRX and calisthenics, and the games room has a pool table, darts, board games and video games. A multi-purpose hall handles functions. At night, the stargazing deck is a quiet place to end the day.
