CasaGrand Madelyn stands in Chromepet, one of the settled residential areas on the southern side of Chennai. The developer describes it as serving the belt around it: Pallavaram, Pammal, Thirumudivakkam and Tambaram, with Alandur and Guindy further towards the city. That list tells you which way your daily journeys are likely to run.

No street address, pincode, landmark or distance has been published, so we quote none here. Ask for a map pin of the plot before your first visit. Chromepet is a busy area, and the stretch of road your gate opens onto will shape your mornings more than any brochure line.

Once you have the location, drive from the site to your workplace at your usual hour, then make the return trip in the evening. If anyone in the family works in Guindy, time that run too. Check where the nearest bus stop and suburban station are, and how long a walk it is from the gate to the closest school, hospital and market.

CasaGrand Madelyn offers four layouts, quoted as built-up area. Among the two-bedroom plans, the smaller one of about 1,218 sq ft costs Rs. 70 Lakhs and the larger one of about 1,561 sq ft costs Rs. 86 Lakhs. The three-bedroom plans measure about 1,673 sq ft for Rs. 88 Lakhs and about 1,903 sq ft for Rs. 98 Lakhs.

The rate falls as the home grows, from about Rs. 5,700 per sq ft on the smallest plan to about Rs. 5,100 on the largest. Carpet areas have not been published, so ask for them. In a 19-floor building, a higher floor usually costs more, so ask for the price of the exact unit you want.

This is an under-construction purchase, so GST applies on top of the price. Stamp duty and registration are payable as well. Payments are linked to construction stages, so match each instalment to visible progress. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium
• Car parking charge
• Clubhouse, corpus and maintenance deposits
• GST as its own line
• Stamp duty and registration

CasaGrand Madelyn is registered with the Tamil Nadu regulator as TN/1/Building/0605/2024. Search the number on the TNRERA portal (rera.tn.gov.in). Check the promoter's name, the number of homes registered and, above all, the declared completion date, since no possession date has been published anywhere else.

Before you pay a booking amount, ask for:

• The RERA registration certificate
• The approved building plan showing your tower and floor
• Title documents and an encumbrance certificate for the 6.4 acres
• The draft agreement for sale with a firm handover date
• The payment schedule tied to construction stages

The quarterly progress updates on the RERA portal are a free way to see whether construction is keeping pace with what you are paying. At handover, the building should hold its completion or occupancy certificate. You then register the sale deed and have the patta and property tax records moved into your name.

CasaGrand Madelyn is planned as 394 homes in buildings of up to 19 floors on 6.4 acres, with the shared spaces between them. The developer has not published the number of towers or the share of open ground, so ask for a site plan marked by tower and see how far your block is from the clubhouse. Images you are shown are renders as planned by the developer.

A clubhouse of 11,500 sq ft and a swimming pool of 8,500 sq ft are the two largest shared spaces. Mornings could start in the yoga studio or the gymnasium, followed by a swim. If you work from home some days, the co-working space gives you a desk away from the flat, and the cafe covers a quick coffee.

After school, children have a playground and the game lounges. The spa is there for a slower weekend. Fruit trees and medicinal plants fill the landscaped gardens, which gives the walks around the towers some character. Ask which facilities will be ready when your tower is handed over.
