Casagrand Medora sits in Korattur, a settled part of north-west Chennai. The developer describes it as serving a ring of neighbourhoods around it: Padi and Ambattur, Kolathur and Madhavaram, Anna Nagar and Villivakkam, Ayanavaram and Koyambedu. That list gives you a sense of where your daily trips will run.

In an established area like this, the lane your gate opens onto, and the traffic on it at school time, will shape your day more than any headline distance.

Drive from the site to your workplace at your usual hour, and make the return trip in the evening rush. If children will go to school in Anna Nagar or Villivakkam, time that run too. Check where the nearest bus stop and railway station are, and how long a walk it is to the closest market, pharmacy and clinic.

Casagrand Medora offers two layouts, each in a single size and quoted as built-up area. Rs. 1.20 Crore is the starting figure for the two-bedroom flat of roughly 1,404 sq ft, about Rs. 8,500 per sq ft. The three-bedroom flat of roughly 1,947 sq ft begins at Rs. 1.61 Crore, about Rs. 8,300 per sq ft.

A flat rate of Rs. 7,999 per sq ft has also been quoted for both. That rate does not match the prices above, so the gap may be parking, clubhouse or other charges folded in. Ask for the carpet area and a cost sheet that splits every item. With about 11 homes left, ask which floors and facings are actually open.

This is an under-construction purchase, so GST applies on top of the price, and stamp duty and registration are payable as well. Payments are linked to construction stages. Your cost sheet should list:

• Base rate per sq ft and the area it is charged on
• Floor-rise and facing premium
• Car parking charge
• Clubhouse, corpus and maintenance deposits
• GST as its own line
• Stamp duty and registration

Casagrand Medora is registered with the Tamil Nadu regulator as TN/29/Building/0029/2024. Search the number on the TNRERA portal (rera.tn.gov.in). Check the promoter's name, the number of homes registered and the declared completion date, since no possession date has been published anywhere else.

Before you pay a booking amount, ask for:

• The RERA registration certificate
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 2.56 acres
• An allotment letter naming the exact unit you are booking
• The draft agreement for sale with the handover date and payment schedule

Release each instalment against progress you can see on site or read in the quarterly RERA updates. At handover, the building should hold its completion or occupancy certificate. You then register the sale deed in your name and have the patta and property tax records transferred to you.

Casagrand Medora puts 155 homes on 2.56 acres, a compact community where most neighbours will know each other by sight. The developer has not published the number of floors, the tower count or the share of open ground, so ask for the site plan and see where your flat is in relation to the pools and clubhouse. A morning could start with laps in the lap pool or a session in the gym, or on the yoga lawn if you prefer the open air. Younger children have their own pool with water jets, a play area and a creche. The walking track and the outdoor gym cover an evening routine.

Older children will head for the rock climbing wall. The clubhouse has a mini theatre for weekend films and a party hall for birthdays and family functions. In a small community, the maintenance bill for these facilities is shared among fewer homes, so ask what the monthly charge is expected to be and which facilities will open at handover.
