Casagrand Meridian

Casagrand Meridian stands at Battarahalli in Krishnarajapura, the KR Puram of everyday speech, pincode 560049. Battarahalli lies on the Old Madras Road side of the suburb, and that road is the spine of your week: it carries you towards the city one way and towards the eastern tech belt the other. You reach the Outer Ring Road and Whitefield by car, and for the train KR Puram has a railway station of its own, for anyone who would rather not drive.

Casagrand has not published distances to specific offices, schools or hospitals, so none appear here. Schools, hospitals and shops exist around Battarahalli and the wider KR Puram area, but which ones suit you is a question only a visit answers. Drive from the gate to your workplace at 8.30 am, and again at 6.30 pm, then do the school run and the weekly grocery trip. Old Madras Road is busy, and a few minutes on paper can become many at the wrong hour.

Because families have been moving in since November 2025, there are residents to ask. Find out which exit they use at peak time, where visitors park, and whether the approach lane floods in the rains. Then walk the immediate stretch on foot for a pharmacy, an auto stand and a grocer, since those decide how often you need the car.

Casagrand Meridian was built in four plans, all quoted as built-up area. Two-bedroom homes come in 1,302 sq ft (Elite) and 1,552 sq ft (Signature); three-bedroom homes in 1,633 sq ft (Elite) and 2,037 sq ft (Signature). Carpet areas have not been published, so ask for them, and walk one Elite and one Signature of the same bedroom count to see where the extra area goes.

Starting prices: Rs. 85 Lakhs (2 BHK Elite), Rs. 85.3 Lakhs (2 BHK Signature), Rs. 1.09 Crore (3 BHK Elite) and Rs. 1.10 Crore (3 BHK Signature). Per sq ft, that is about Rs. 6,500 and Rs. 5,500 for the two-bedroom plans and about Rs. 6,700 and Rs. 5,400 for the three-bedroom ones. The Signature plans cost almost the same as the Elite ones while offering far more area, which is unusual, so confirm those prices in writing. A high floor with a good facing will cost more than the starting figure.

A completed flat with an occupancy certificate carries no GST. Stamp duty and registration apply in every case. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise and facing premiums for the exact unit
• Car parking, and how many bays come with the flat
• Clubhouse membership and the maintenance deposit
• Any GST, as its own line, with the reason it applies
• Stamp duty and registration on the full consideration

Casagrand Meridian is still without a RERA registration number from its developer. Ask for it, then search the project name on the Karnataka RERA website (rera.karnataka.gov.in). If the project is registered, the entry gives you the declared completion date and the promoter's filings; if it is not, ask the developer to explain why in writing before you go further.

Because handover began in November 2025, you are buying a finished home and the documents change accordingly. Ask for:

• The occupancy certificate for your block, issued by the planning authority
• The sanctioned building plan showing your unit as built
• Title documents and an encumbrance certificate for the 3.35 acres
• The khata for the property and the latest property tax receipt
• A draft sale deed, since a completed flat registers on a sale deed, not an agreement to sell
• The allotment letter and receipts for every payment you make

At registration, pay stamp duty and registration on the full consideration and take the registered sale deed home with you. Then apply for the khata transfer in your name, because property tax and the maintenance account follow the khata. If you take a home loan, the bank's lawyer will read the same chain, but do not treat that as a substitute for your own.

Casagrand Meridian is set on 3.35 acres, with two 14-floor blocks and a landscaped podium between them. The cricket nets, golf greens and sports courts are laid out on the ground, and the best of the shared spaces are carried up to the roof. Casagrand has not published the share of the plot left open, so ask for the sanctioned site plan. Since the project is complete, walk every facility and judge its upkeep rather than a render.

A morning could start on the jogging and skating track, move to the meditation and yoga area, then to the gymnasium. Children have a play area of their own and, after school, the cricket nets and the courts. Golfers get a putting green without leaving the compound. On a hot afternoon the roof is the place to be: an infinity pool with the eastern skyline behind it.

Evenings belong to the Galaxy Lounge inside the clubhouse, the indoor games room, and the AV room for a film with friends. On a clear night the sky cinema puts the screen under the open air. Family functions book the party area, and the podium gardens are where the evening walk happens.

Ask two practical questions. How many lifts serve each block, and what the wait is at 9 am when 215 households leave together. And what the monthly maintenance charge is per sq ft, because a rooftop pool and an open-air cinema cost money to run and that bill lands on residents.
