CasaGrand Monte Carlo Overview
CasaGrand Monte Carlo is a completed apartment project by Casagrand at Saidapet, in the NGR Colony part of the Gotha Medu Housing Board area, on the Mount Road side of central Chennai. The developer has no homes left to sell, as every layout is marked sold out, so any purchase today is from an existing owner. It suits buyers hunting for a finished family flat near Mount Road, where fresh launches are rare and resale is the usual route.
The project is complete, and handover began in July 2019. That changes what you are buying. Instead of a render and a promise, you get a building with years of use behind it, and you can judge the lifts, corridors, pool and parking before you make an offer. The flip side is that you take on whatever wear, dues or disputes come with a particular flat.
The scheme holds 100 homes on 6 acres in a building 13 storeys tall. Three layouts were built, all quoted as built-up area: a 2 BHK of about 1,361 sq ft, a 3 BHK of about 1,733 sq ft and a 4 BHK of about 2,684 sq ft. Carpet areas were never published. Each seller sets a price, so floor level, facing and upkeep will move the figure more than the plan does.
This suits a family that wants a ready home in central Chennai, a larger floor plate than most new launches offer, and a modest set of shared facilities rather than a sprawling club. It is not for you if you want a builder warranty, a payment plan linked to construction, or a new flat with nothing to fix. It also does not suit anyone who needs a published RERA number, since none is on file for this project.

About Chennai
Which side of Chennai should you buy on? For most people the honest answer is the side where they work. The city stretches along a flat coast on the Bay of Bengal, and the sea closes off any growth to the east. So new housing has pushed south and west instead, following jobs. If you are hunting for flats in Chennai, begin with your commute, then pick a zone, then a project.

CasaGrand Monte Carlo Amenities
Getting around from CasaGrand Monte Carlo
CasaGrand Monte Carlo stands in NGR Colony in the Gotha Medu Housing Board area of Saidapet, Chennai 600015, on the Mount Road side of the city. This is an established residential pocket, so the shops, bus routes and clinics a family uses every week are already around you. The developer has not published distances to offices, stations, schools or hospitals, and we do not quote any here.
Families have lived here since 2019, so you can test daily life directly instead of guessing from a brochure. Drive from the gate to your office at the hour you would really leave, then make the return trip in the evening rush. Walk the approach road after dark, see how easily an auto or cab reaches the entrance, and note where guests park.
A housing-board colony can have narrow lanes and crowded junctions, so watch how the entry and exit cope at peak hours. Ask people who already live in the building about waterlogging in the monsoon, power cuts and street noise. A settled neighbourhood answers those questions faster and more honestly than any plan can.
Homes and prices at CasaGrand Monte Carlo
CasaGrand Monte Carlo was built in three layouts, each quoted as built-up area. The 2 BHK measures about 1,361 sq ft, the 3 BHK about 1,733 sq ft and the 4 BHK about 2,684 sq ft. Carpet areas were not published, so ask a seller for the carpet figure from the sale deed or the approved plan, since that is the space you actually live in.
The developer lists every configuration as sold out, so the price is whatever you agree with the owner. Compare asking rates per sq ft across several flats in the building, and weigh floor level and facing, which count for a lot in a 13-floor block. A completed home bought from an owner carries no GST. Stamp duty and registration are payable on every purchase, so budget for them from the start.
Before you make an offer, ask the seller for:
- The sale deed and the chain of earlier title papers
- A no-dues letter from the residents' association
- The current maintenance charge and the corpus position
- Recent property tax and electricity receipts
- Details of the car parking bay allotted to the flat
- Any home loan on the flat and the bank's closure letter
Paperwork and approvals for CasaGrand Monte Carlo
CasaGrand Monte Carlo shows no RERA registration number in the published record. Handover began in July 2019; to see whether it was ever registered, search the Tamil Nadu RERA (TNRERA) portal by project and promoter name. For a finished building, though, the papers that protect you are the ones issued at and after completion.
Ask the seller, and where needed the residents' association, for:
- The completion or occupancy certificate for the building
- The approved building plan with the flat marked on it
- The seller's sale deed and the parent documents behind it
- A recent encumbrance certificate covering the flat
- Property tax records and the latest tax receipt
- The association's rules for transferring membership
Have a property lawyer read the title chain before you pay any advance. If a bank is lending, its legal team will review the same papers, which gives you a second opinion. Once you pay, register the sale deed in your name and move the tax and electricity accounts across.
Living at CasaGrand Monte Carlo
CasaGrand Monte Carlo puts 100 homes on 6 acres in a building 13 storeys tall, so fewer households share each facility than in many large Chennai schemes. The developer has not published an open-space share. Because everything is built, walk the grounds and see for yourself how the building, the driveways and the open areas divide the land.
A morning here could start on the jogging track, followed by a session in the gymnasium. Children can use the swimming pool after school, and the indoor games room covers the hot afternoons and the rainy weeks. The clubhouse is the social centre, and the party area takes birthdays and family functions without anyone booking a hall outside.
The list of shared facilities is short: a clubhouse, a pool, a gym, indoor games, a party area and a jogging track. Fewer extras can mean fewer common costs to split, but ask the association for the actual monthly figure. On a visit, check the state of the pool and the gym equipment, and ask what has been repaired or replaced since 2019.
