CasaGrand Sereno stands on Thalambur Road, in the Ottiambakkam area on the Sholinganallur side of Chennai, pincode 600126. This part of the city has grown alongside the offices of the IT corridor. The developer has not published distances to offices, stations, schools or hospitals, and we do not quote any here.

Families have lived here since late 2021, so you can test daily life directly. Leave the gate at the hour you would set off for work, time the drive or ride to your office, and do the return trip in the evening rush. Thalambur Road carries a lot of traffic at peak hours, so try it on a weekday.

Retail spaces are part of the community, which can cover small errands without going out. For the rest, walk the area and note the nearest grocery, pharmacy, clinic and school bus stop. Ask residents about waterlogging during the monsoon, power cuts and how easily an auto or cab reaches the gate. People who live here will give you straighter answers than any brochure.

CasaGrand Sereno was built in eleven layouts, all quoted as built-up area. The 2 BHKs come in about 890, 921, 956, 965 and 1,009 sq ft. The 3 BHKs come in about 1,156, 1,181, 1,219, 1,303, 1,344 and 1,368 sq ft. Carpet areas were not published, so ask each seller for the carpet figure in the sale deed.

Every layout is marked sold out, so the price is what you agree with the owner. With sizes this close together, compare listings on the rate per sq ft, then adjust for block, floor, facing and condition. A completed flat bought from an owner carries no GST. Stamp duty and registration are payable on every purchase.

Before you make an offer, ask the seller for:

• The sale deed and the earlier title papers
• The exact built-up and carpet area of the flat
• A no-dues letter from the residents' association
• The current maintenance charge and corpus position
• Recent property tax and electricity receipts
• The parking bay allotted and any loan closure letter

CasaGrand Sereno has no published RERA registration number. To see whether it was registered, search the Tamil Nadu RERA (TNRERA) portal by project and promoter name. Handover began in December 2021, so the documents from completion and those held by the seller matter most now.

Ask the seller, and where needed the association, for:

• The completion or occupancy certificate for the block
• The approved building plan with the flat marked
• The seller's sale deed and the parent documents
• The original agreement signed with the developer
• A recent encumbrance certificate for the flat
• Property tax records and the latest receipt

Have a property lawyer read the title chain before you pay any advance, and let the lending bank's legal team review it too. Make sure the person selling is the one named on the sale deed. Once the sale is registered, move the property tax, electricity and association membership into your name.

CasaGrand Sereno holds 260 homes on 4.52 acres, in blocks that rise to four floors. The developer has not published the number of blocks or an open-space share. Since everything is built, walk the grounds and see how the blocks, parking and gardens share the land, and which flats look onto open space.

A morning here could start on the jogging trail, then the gymnasium. Children have a play area and an activity area for after school, and the swimming pool takes the edge off the hot afternoons. The outdoor courts are there for a game after office hours, and the indoor games room covers the rainy weeks.

Weekends can centre on the clubhouse. The mini theatre suits a family film, the party area takes birthdays, and the landscaped gardens make a quiet evening walk. The retail spaces save a trip out for small purchases. On your visit, check how well the pool and gym are kept, and ask the association what the monthly maintenance charge covers.
