Casagrand Solitaire

Casagrand Solitaire stands in Viswanathapuram, Coimbatore 641029, a short way off MTP Road. That is the main road running out of the city's north side towards Mettupalayam. The drive to Gandhipuram and the centre of town is by road. No distances to specific schools, hospitals or offices have been published.

Day to day, a home off a main artery works well for errands. Shops, clinics and schools line MTP Road and the neighbourhoods around it, so most trips should be short. The main road also brings traffic, so the drive into town at office hours is worth testing before you buy.

Plan your own routes. Drive from the gate to your workplace in the morning rush, then to your children's school and to a hospital you would use. If you travel out of town often, note how quickly you reach the highway. Visit once after dark as well, and check how well the lane from MTP Road to the gate is lit and how busy it is.

Casagrand Solitaire was built in two villa types. The three-bedroom villa has about 2,702 sq ft of built-up area across its two levels. The four-bedroom villa, nearly 3,289 sq ft, is sold out. Carpet areas and plot sizes have not been published, so ask for the sale deed schedule of the villa you like.

The 3 BHK villa starts at Rs. 1.90 Crore, or about Rs. 7,000 a sq ft of built-up area. The starting figure usually applies to the least favoured position, so ask how corner or garden-facing villas are priced. If you want a 4 BHK, your only route now is an owner resale, where the price is whatever you negotiate.

The homes are finished, so there is no GST. Stamp duty and registration in Tamil Nadu are charged on the sale value. Ask for a cost sheet that lists:

• The villa number, plot extent and built-up area
• Any premium for corner or garden-facing villas
• Car parking and whether it is covered
• Maintenance deposit and the monthly charge
• Stamp duty and registration on the full value

Casagrand Solitaire has no RERA number on public record for the project. Search the TNRERA portal by project name and promoter to see whether a registration exists and what it says. Since the villas are finished and occupied from December 2022, the completion papers matter more than a future date.

Before you pay a token amount, ask Casagrand for:

• The completion certificate for the villa and the approved building plan
• The approved layout showing your villa and its land share
• Title documents and a lawyer's report on the land
• An encumbrance certificate covering at least the last 30 years
• Property tax assessment for the villa, or proof it has been applied for
• The draft sale deed, with the villa and land described exactly

At handover, register the sale deed in your name at the sub-registrar's office and take the keys only after a snag walk. Then transfer the property tax assessment and the electricity connection into your name. If you buy a sold-out 4 BHK from an owner, add the earlier sale deed and a bank closure letter if the seller had a loan.

Casagrand Solitaire has 27 villas along short internal lanes, each an independent two-level home with its own terrace. The site size and the open-space share are not published, so ask for the approved layout and see where your villa falls. Photos you are shown may be renders as planned by the developer, but the finished homes can now be seen in person.

A morning could start with a run on the jogging track or a session in the gym. Children have a play area and outdoor courts, and a chipping golf corner gives the grown-ups a way to practise a short game. After school, the library and the AV room are quieter options, while the indoor games and VR room keep teenagers busy.

Evenings can move outdoors. There is a barbecue area, an amphitheatre for community events and landscaped gardens for a slow walk. For bigger gatherings, choose between the party hall and a rooftop party area. With only 27 households sharing all this, ask what the monthly maintenance is and how the association plans to fund repairs as the facilities age.
