CasaGrand Tudor stands on Chanakyan Main Road, off Annamalai Avenue in Mogappair, Chennai, pincode 600095. Mogappair is a long-settled residential area, so shops, clinics and schools are already running around you rather than promised for later. The developer has not published distances to specific offices, schools or stations, so none are quoted here.

Test the commute that you will make every day. Drive from the gate to your workplace at the hour you normally leave, then time the trip back in the evening. A main road in a busy neighbourhood can crawl at school opening and closing times, so try one of those slots too.

Families have lived here since 2023, and they know the area best. Ask where they shop, which hospital they trust and how long their children take to reach school. Ask too about parking for visitors, since a settled neighbourhood often has little room on the street. If you plan to rent the flat out, ask a local agent what two- and three-bedroom flats in Mogappair fetch and how quickly they let.

CasaGrand Tudor was built in seven sizes, all quoted as built-up area, each with as many bathrooms as bedrooms. Two-bedroom plans come in about 995, 1,342 and 1,363 sq ft. Three-bedroom plans are about 1,470 and 1,849 sq ft. Four-bedroom plans are about 2,211 and 2,228 sq ft. Carpet areas have not been published, so ask for the figure in the original agreement.

Casagrand has no homes left to sell here, so the launch price no longer applies and each owner sets a price. Compare quotes with recent sales in the same block, and adjust for floor, facing and the condition of the flat. On a seven-floor block, upper floors usually command more than lower ones.

A resale of a completed home carries no GST, but stamp duty and registration are payable on the sale value. Before you pay a token, ask the seller for a written statement covering:

• The agreed price and which fittings stay
• Maintenance paid up to date, with receipts
• Transfer of any maintenance deposit or corpus
• Car parking allotted to the flat
• Any transfer fee charged by the association
• Stamp duty and registration on the full value

CasaGrand Tudor does not show a RERA number in the developer's published details. Ask the seller or Casagrand for the registration details and search for them on the TNRERA website. The entry would show the approved number of homes and the declared completion date, both useful checks on a resale.

For a finished flat bought from an owner, you need proof of a completed building and a clean title. Ask for:

• The completion or occupancy certificate for the block
• The approved building plan showing the flat
• The original sale deed from Casagrand to the seller
• An encumbrance certificate covering recent years
• Property tax receipts and the assessment in the seller's name
• A no-dues letter from the residents' association

If the seller has a home loan running, the bank holds the original deed. Arrange for the loan to be closed and the papers released at or before registration, with the bank's closure letter in writing. At handover, register the sale deed in your name and move the property tax assessment, the water connection and the electricity account to you.

CasaGrand Tudor has four seven-floor blocks on 6.31 acres, with the shared spaces set between them. Because the project is complete, the layout you walk through is the one you get. Note which blocks face the gardens and which face the road, and check the walk from the block you like to the clubhouse and the car park.

A morning could begin on the jogging and skating track or in the gymnasium, with a swim to finish. After school, children have a play area and outdoor courts, and the games room covers wet days. The amphitheatre is the place for community events and festival gatherings.

The spa and sauna are the quiet end to a long week. Party areas take care of birthdays and family functions without an outside hall, and landscaped gardens are there for an evening walk. Retail spaces inside the gate help with small errands, though ask which shops are open.

These facilities have been in use since 2023. Look at the state of the pool, the sauna and the gym equipment, and ask the residents' association what the monthly charge covers and whether any major repair is due.
