Casagrand Vivacity

Casagrand Vivacity Overview

Casagrand Vivacity is a ready-to-move apartment project by Casagrand at Chikkanagamangala, on the eastern flank of Electronic City in south Bangalore, pincode 560099. The land runs to 10.52 acres and carries 717 homes in buildings of nine floors; the developer has not published how many buildings there are. It suits Electronic City buyers who want a large community with a full clubhouse, rather than a small standalone block.

Read the stage carefully before you visit. The developer describes the project as ready to move, and in the same breath quotes possession from January 2027 onwards. Both cannot be true of the same flat. Get a written answer on whether the unit you like holds an occupancy certificate today or is still on a handover schedule, and let that answer decide how you buy.

The range of homes is wide. A 1 BHK of about 1,074 sq ft opens the list at Rs. 75 Lakhs, and a 2 BHK of about 1,288 sq ft follows at Rs. 86 Lakhs. Three-bedroom plans come in about 1,756, 1,807 and 2,016 sq ft, from Rs. 1.14 Crore, Rs. 1.24 Crore and Rs. 1.37 Crore. Four-bedroom homes measure about 3,095, 3,668 and 3,820 sq ft, from Rs. 2.15 Crore, Rs. 3.03 Crore and Rs. 2.85 Crore. On the entry plan that is close to Rs. 7,000 per sq ft.

Choose this project if you work around Electronic City or Hosur Road, want a pool, aqua gym, creche and clinic inside the gate, and can spend between Rs. 75 Lakhs and Rs. 3 Crore. It is a poor match if you need a firm move-in date the paperwork does not yet support, or if you want a quiet, low-density address, since 717 families share this ground. A 1 BHK of 1,074 sq ft is also far larger than the usual one-bedroom home, so look at the plan before you assume it is a compact starter flat.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Casagrand Vivacity

Casagrand Vivacity stands at Chikkanagamangala, pincode 560099, a village on the east side of Electronic City in south Bangalore. The commute that matters most is the short one: Electronic City's office campuses and Hosur Road are reached by road, and Sarjapur Road lies to the north for anyone working in that belt. The developer has not published distances or drive times to specific offices, schools or hospitals, so do not rely on any figure a sales agent quotes until you have driven it.

Daily life follows the same pattern as most of the Electronic City fringe. Schools, hospitals and shopping exist in and around the hub, but the last stretch to a village address can be narrower and slower than the main road. Drive in from Hosur Road on a weekday morning and again in the evening, and time both.

Inside the gate, the clinic, convenience store and creche reduce how often you need to go out for small errands. That matters more here than in an inner-city address, where the same services are a walk away. Also ask about public transport: if you will not always drive, find out where the nearest bus stop is and how you reach it on foot.

Homes and prices at Casagrand Vivacity

Casagrand Vivacity has eight layouts across four bedroom counts, all quoted as built-up area; carpet areas have not been published. The 1 BHK, about 1,074 sq ft, opens at Rs. 75 Lakhs; the 2 BHK, about 1,288 sq ft, at Rs. 86 Lakhs. Three 3 BHK plans measure about 1,756, 1,807 and 2,016 sq ft, starting at Rs. 1.14 Crore, Rs. 1.24 Crore and Rs. 1.37 Crore. The 4 BHK comes in about 3,095, 3,668 and 3,820 sq ft, from Rs. 2.15 Crore, Rs. 3.03 Crore and Rs. 2.85 Crore.

Per sq ft, the entry 1 BHK is close to Rs. 7,000, the 2 BHK about Rs. 6,700 and the smallest 3 BHK about Rs. 6,500. The 3,668 sq ft four-bedroom home costs more than the larger 3,820 sq ft one, so ask what the premium buys. Every figure is a starting price.

What you pay on top turns on the possession question. A flat with an occupancy certificate carries no GST; one still being finished does. Stamp duty and registration are due on every purchase. Ask for a cost sheet that lists:

  • The base rate and the area it is applied to
  • Floor-rise and facing charges for your unit
  • Car parking, and how many bays are included
  • Clubhouse membership, maintenance deposit and corpus fund
  • GST as a separate line, or a written statement that none applies
  • Stamp duty and registration on the full price

Paperwork and approvals for Casagrand Vivacity

Casagrand Vivacity has no RERA registration number on record from the developer. Ask for it before anything else, and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry lists the promoter's declared completion date, which is the quickest way to reconcile a ready-to-move label with possession quoted from January 2027 onwards.

Your next question is whether the building your flat is in has its occupancy certificate. If it does, ask for:

  • The occupancy certificate for that building
  • The sanctioned plan with your unit marked
  • Khata and the latest property tax receipt
  • Title deeds and an encumbrance certificate for the 10.52 acres
  • A draft sale deed, because a finished home registers on a sale deed

If it does not, you are buying under construction. Then ask for the RERA certificate, the approved building plan, the commencement certificate and an agreement for sale that fixes the handover date and the milestone payment schedule. Add a written date by which the occupancy certificate will be applied for. When you take possession, collect the sale deed and have the khata transferred into your name.

Living at Casagrand Vivacity

Casagrand Vivacity spreads 717 homes in nine-floor buildings over 10.52 acres, the kind of mid-rise spread where you are never more than a few floors from the ground. The developer has not published how many buildings there are or what share of the land stays open, so ask for the sanctioned layout and count the blocks yourself. Anything shown in a brochure is a render as planned by the developer, unless you have seen the finished space.

A weekday could begin with laps in the swimming pool or a session in the aqua gym, then a stretch in the meditation and yoga area before work. Children go to the creche or the play area; the clinic and convenience store handle the small emergencies of a household. In the evening the jogging track loops the landscaped gardens, and the clubhouse gymnasium takes over when it rains.

Weekends have more choice than most projects offer. The mini theatre and video game zone keep teenagers busy, indoor games suit a mixed group, and the amphitheatre hosts the festivals a community of this size will hold. The salon and jacuzzi are the indulgences. With 717 households, ask how bookings for the theatre and party spaces work, and which of these facilities are already open rather than promised.

Frequently Asked Questions

Is Casagrand Vivacity ready to move in or still under construction?
The developer gives two answers: a ready-to-move label and possession from January 2027 onwards. Ask Casagrand in writing whether your specific unit has an occupancy certificate. If it does not, treat the purchase as under construction and expect GST on the price.
How much does a 2 BHK at Casagrand Vivacity cost?
The 2 BHK measures about 1,288 sq ft and starts at Rs. 86 Lakhs, which is roughly Rs. 6,700 per sq ft. Only starting prices are published for each plan, so ask for a unit-wise price list with floor and facing charges shown separately.
Why is the 1 BHK at Casagrand Vivacity so large?
At about 1,074 sq ft, the one-bedroom plan is bigger than many 2 BHK homes in Bangalore. The developer has not explained the layout, so ask for the floor plan to see how the area is used, and check whether the figure is built-up or super built-up.
Which 4 BHK at Casagrand Vivacity should I pick?
Three sizes are offered: about 3,095 sq ft from Rs. 2.15 Crore, about 3,668 sq ft from Rs. 3.03 Crore and about 3,820 sq ft from Rs. 2.85 Crore. The middle size carries the highest price, so ask what explains it; a better floor, facing or finish may be built into that figure.
Does Casagrand Vivacity have a RERA number?
No RERA registration number has been published for the project. Ask Casagrand for it and check the entry on the Karnataka RERA website before you pay anything; the entry also shows the declared completion date, which helps settle the possession question.
Is Casagrand Vivacity a good choice for a family with young children?
The amenity list includes a creche, a kids' play area, a clinic and a convenience store, which cover most daily needs without leaving the gate. Buildings are nine floors, so lift dependence is lower than in a high-rise. Confirm which facilities are open today rather than planned.

Buying from Casagrand in Bangalore mostly means an apartment in a mid-sized gated community, with a few villa projects on the side. The north has the most choice, on Hennur Road, at Kogilu, Nagavara and Yelahanka. The east covers KR Puram and Whitefield, while the south includes Bannerghatta Road, Electronic City, Kanakapura Road and Mysore Road. Sarjapura Road and HSR Layout round out the…
