Build your week around the trips you make most. Drive to your office at the time you would really leave, and come back in the evening rush. Time the school run on a weekday morning. Ask residents which clinic, pharmacy and supermarket they use in Mogappair or Nolambur, and how long each takes on foot or by auto.

Celeste is part of the larger Xanadu development, so its gates and roads are shared with neighbouring phases. See how busy the entry is at peak hour, where visitors park and how the internal roads drain after heavy rain.

Because the project is already occupied, you can do all of this on a normal weekday. A morning visit and an evening visit together will show you the neighbourhood as you would live it.

The extra half room in the 2.5 BHK works as a study or a small guest room. The two 3 BHK sizes differ by about 220 sq ft, so compare room sizes before paying for the larger one.

A finished home with an occupancy certificate carries no GST. Stamp duty and registration apply. Ask for a written cost sheet with:

• Base price and any floor or facing premium
• Car parking charge
• Clubhouse or amenity charges
• Stamp duty and registration
• Maintenance deposit and advance maintenance
• Electricity and water connection charges

Brigade Xanadu Celeste has no published RERA registration number for the Celeste phase. Ask Brigade Group for it, then search it on the TNRERA website to confirm the promoter, the approved plan and the phase it covers. Since the project is finished, the completion papers matter just as much.

Ask for these before you pay a booking amount:

• The occupancy certificate for your block
• The approved building plan, to compare with the flat as built
• Title documents for the land and a recent encumbrance certificate
• The agreement for sale or sale deed draft, with the unit number, carpet area and car park named
• A statement that no loan or charge is registered on your unit, if the developer financed the project
• The property tax assessment for your unit, or the date it will be done

If you take a home loan, your bank will also check the title, which is a useful second opinion.

At handover, the sale deed is registered in your name at the sub-registrar's office. After that, move the property tax account and the electricity connection into your name, and join the owners' association.

Brigade Xanadu Celeste holds 530 homes in five blocks of up to six floors, set among landscaped gardens. Low blocks give the place a calmer feel than a tower complex, with fewer neighbours per lift and a shorter trip down to the grounds.

A resident's day might start on the jogging trail or in the gymnasium, followed by a session in the yoga and meditation area. Children have a play area, and outdoor sports courts are there for after school. The swimming pool is on the roof, so a swim comes with a view over Mogappair rather than a ground-level deck.

The clubhouse and an indoor games room cover wet afternoons. For weekends and festivals there are party areas and an amphitheatre, which let residents hold events without hiring a hall. Shopping arcades are part of the development, handy for small daily needs.

Because Celeste is finished and occupied, all of this can be seen and tested. Visit the pool, the gym and the clubhouse at a busy hour. Ask how maintenance is charged, and whether facilities are shared with other phases of Xanadu.
