Century Artizan lies on NITTE Meenakshi College Road in Yelahanka, pincode 560064, in the north of Bengaluru, with the BSF Campus as the landmark to give a driver. The developer has not published distances to the airport, offices or schools, so none appear here. The layout has been complete since 2019, which means you can test the location instead of imagining it.

Drive from the layout gate to your workplace at the hour you would actually leave, and try the return in the evening. Ask a resident who has already built how long the school run takes and where they shop for the week. A 47-acre layout of 246 plots is a small town in itself, so note how far your plot is from the gate. On a large site the walk to the clubhouse or the retail spaces can take several minutes, and a plot deep inside is quieter but further from everything.

Look at the road outside the gate at peak hours and after rain. The retail spaces inside the layout cover small errands, but for anything larger you will need the car, so check the drive to the nearest market in Yelahanka yourself.

Homes and prices at Century Artizan

Century Artizan sells only land, so there is no floor plan to buy. Two plot sizes are offered. The 60 x 40 plot measures 2,400 sq ft and is priced at Rs. 1.56 Crore. The 50 x 80 plot measures 4,000 sq ft and is priced at Rs. 2.60 Crore. Both come to about Rs. 6,500 per sq ft, so the per-foot rate is the same and the choice is about how big a house you want to build. The developer has not published premiums for corner or park-facing plots, or which plots remain unsold, so ask.

Land carries no GST. Stamp duty and registration fall on the sale value. If you sign a construction contract later, GST applies to that contract, not to the land. Until you build, the plot keeps drawing two annual bills: the maintenance charge levied by the layout and property tax.

Ask for a cost sheet that shows:

  • Plot number, dimensions and exact area in sq ft
  • Base rate per sq ft and any corner or facing premium
  • Whether the price is a developer sale or a resale

Paperwork and approvals for Century Artizan

Century Artizan comes without a RERA number from its developer. Search the Karnataka RERA website (rera.karnataka.gov.in) and ask the developer whether the layout was registered. For a plotted layout the land papers matter more than the registration, so ask for:

  • Land conversion order, converting agricultural land to residential use
  • Layout plan approval from the planning authority
  • Release order for the phase that contains your plot
  • Encumbrance certificate for the plot for the last several years
  • Mother deed and the chain of title for the 47 acres
  • Khata for the plot and the latest property tax receipt

If you are buying from an earlier purchaser rather than from Century, add their registered sale deed and a no-dues letter from the layout's association. Handover happened in 2019, so some plots may already carry a house. In that case ask for the building sanction and the completion certificate and check that what stands on the plot matches the sanctioned drawing.

At registration the sale deed goes in your name, followed by the khata transfer. Only then apply for your own building plan sanction.

Living at Century Artizan

Century Artizan is laid out as 246 plots over 47 acres, with an internal road grid and a clubhouse precinct that all plot owners share. Century has not published the share of the land kept open, so ask for the approved layout plan and see where the parks, the courts and your plot fall on it. The layout is built, so anything you are shown is as delivered rather than a render.

A morning could start on the jogging track that runs through the layout, followed by the gymnasium and a swim in the pool at the clubhouse. Children have the kids' play area and the outdoor courts, and the table tennis in the games room takes care of a rainy afternoon. The landscaped gardens are where evening walks happen. Family celebrations go to the party area, and the retail spaces within the layout handle the small daily purchases.

Because these facilities are shared by every owner, built or not, each plot pays a maintenance charge for them. Ask what the current charge is, whether vacant plots pay the same as built ones, and who runs the clubhouse today, the developer or an owners' association. The condition of the pool and the gardens now tells you how well that arrangement works.
