Look elsewhere if you need possession before 2031, if a missing RERA number worries you, or if you want a finished community you can inspect. Getting around from Century Bliss

Century Bliss stands on Doddaballapura Main Road at Bisuvanahalli, pincode 562163, on the stretch that runs north from Yelahanka. This is the outer edge of north Bengaluru rather than the middle of it, so your daily life would be shaped by that road. Century has not published distances to the airport, to offices or to schools, so we do not quote any.

Since handover is five years away, judge the road as it is today and ask what is planned for it. Drive from the site to your workplace at the hour you would actually leave, and come back in the evening peak. Measure the trip from the gate to the markets, schools and hospitals you would use in Yelahanka with your own odometer, because for the first years those are the services you would rely on. Check the last stretch from the main road to the plot, especially after rain.

A site of 272 homes will bring its own traffic once occupied, and three 14-floor towers will be visible from some distance, so walk the surroundings and see what else is coming up nearby. A new launch on a highway corridor is a bet on the corridor as much as on the project.

Century Bliss offers three layouts, all quoted as built-up area. The 2 BHK, at about 1,235 sq ft, starts at Rs. 88 Lakhs. The 2.5 BHK, about 1,490 sq ft, starts at Rs. 1.06 Crore, the extra half being a small room for a study or a nursery. The 3 BHK, about 1,835 sq ft, starts at Rs. 1.30 Crore. Divide each price by its size and every plan comes to about Rs. 7,100 per sq ft, so nothing is cheaper per foot; you simply pay for the area you take. Carpet areas have not been published, so ask for them.

These are starting prices, most likely for the lower floors. In a 14-floor tower the floor-rise and facing charges can add a noticeable sum, so get the price for the actual unit. Because the homes are under construction, GST is payable on the instalments, and stamp duty and registration fall on the agreement value at registration.

Ask for a cost sheet that shows:

  • Base rate per sq ft and the area it is charged on
  • Floor-rise and facing premium for your unit
  • Car parking, and how many bays are included
  • Clubhouse membership and the maintenance deposit
  • GST as its own line
  • Stamp duty and registration on the agreement value

Paperwork and approvals for Century Bliss

Century Bliss has no RERA number published by Century, and that is the first document to ask for. Karnataka requires a project to be registered before it is marketed or booked. Look the number up on the Karnataka RERA website (rera.karnataka.gov.in) and read the entry, which will show the promoter, the sanctioned plan, the declared completion date and the number of units. Do not pay a token on the strength of a brochure.

At the new-launch stage, ask for:

  • RERA registration certificate
  • Sanctioned building plan and the commencement certificate
  • Approvals for the site, including the land conversion order
  • Title report on the 4.2 acres and an encumbrance certificate
  • A draft agreement for sale with the payment schedule and the handover date
  • A written statement of the carpet area of your unit

The agreement should state the possession date, the grace period and what the developer pays if it misses that date. At handover in 2031 or later, insist on the occupancy certificate before you take keys, then register the sale deed and apply for the khata in your name. Keep every receipt in between.

Living at Century Bliss

Century Bliss is planned as three towers of 14 floors on 4.2 acres, with the clubhouse and the gardens in the ground between them. Century has not published the open-space share, so ask for the sanctioned site plan and see how much of the plot the towers cover. Everything you see at this stage is a render as planned by the developer.

A morning could start with a run or a bike ride on the track laid out for both, then the gymnasium, then a swim. Working parents get a creche beside the kids' play area, which is the kind of detail that decides a weekday. Children move on to the sports courts after school, and the indoor games zone and the yoga zone cover the rest of the family. Evenings can end in the mini theatre or on the lawns of the landscaped gardens.

The multipurpose party area takes the birthdays and festivals, and the retail spaces within the site handle small purchases so you are not driving to Yelahanka for milk. With 272 households sharing these spaces, ask how many lifts each tower gets and what the clubhouse membership costs. Ask too which facilities are promised at handover and which follow the last tower.
