Century Breeze Overview
Century Breeze is a completed apartment project by Century Real Estate at Kogilu, in Jakkur, north Bangalore, with possession from June 2020. Every home has been sold by Century Real Estate, so this is a resale market, with owners setting the price. It suits Jakkur buyers who want a finished flat with a full clubhouse, rather than a launch that will take years.
The site is 5.28 acres in Kurlappa Layout, Prakruthi Nagar, off Kogilu Main Road, pincode 560064, and it holds 321 homes in three towers of 14 floors. Two layouts were built, a 2 BHK at about 1,279 sq ft and a 3 BHK at about 1,761 sq ft, each quoted as built-up area. Carpet areas are not published, so ask a seller for the plan.
The developer has not published a RERA number; the project lists BBMP/BDA approval. Because the towers are occupied, you can check the things a brochure cannot show: how the lifts cope in the morning, whether the pool is maintained, and what the monthly charge really is. The published specifications describe an RCC frame, vitrified tile floors, laminated wood in the master bedroom and aluminium window sliders with insect mesh.
This project suits a family that wants a ready 2 or 3 BHK in the Jakkur and Yelahanka belt with a long amenity list and no construction risk, and that can negotiate with a private seller. It is the wrong fit if you want a brand-new flat with a developer warranty, a layout other than the two built, or the lower entry cost of an unfinished project. Compare several resale units, since floor, facing and interiors move the price more than the layout does.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Century Breeze Amenities
Getting around from Century Breeze
Century Breeze stands at Kurlappa Layout in Prakruthi Nagar, off Kogilu Main Road at Kogilu, pincode 560064, listed under Jakkur in north Bengaluru. The developer has not published distances to offices, the airport or schools, so none are quoted here. Because the community has been lived in since 2020, the best guide is the people already there.
Ask a resident how long the drive to their office takes at nine, which way they go to Yelahanka, and where the school buses stop. Then test it yourself: leave the gate at your usual hour and time the trip, and repeat it on the way home. Kogilu Main Road is the artery you would use daily, so watch it at peak hours and after rain. Three 14-floor towers with 321 homes send a steady stream of cars through one gate every morning, so note how the exit onto the main road works.
Inside the layout there is a grocery store, a cafeteria and an ATM, which keeps the smallest errands on foot. For a full weekly shop or a hospital visit you would drive, so measure that trip too.
Homes and prices at Century Breeze
Century Breeze was built in two layouts, both quoted as built-up area. The 2 BHK comes in at about 1,279 sq ft; the 3 BHK at about 1,761 sq ft. Carpet areas have not been published, so ask the seller for the sanctioned plan or have the flat measured. The published specifications describe an RCC frame designed for seismic zone II, a teak-framed front door and vitrified tiles in the main rooms. The master bedroom gets laminated wood underfoot, the windows are aluminium sliders with insect mesh, and the kitchen has a granite worktop. Check whether the flat still has these finishes or has been altered.
Every home has been sold by Century, so the price is what you agree with an owner. Floor, facing and the state of the interiors will move it more than the layout. A completed home carries no GST. Stamp duty and registration fall on the value in the sale deed.
Before agreeing a figure, ask for:
- Seller's sale deed and the earlier title documents
- Sanctioned floor plan with the built-up and carpet areas
- Recent registered values for the same layout in the community
- Monthly maintenance charge and the association's transfer fee
- Maintenance and property tax receipts up to date
- The car parking bay allotted to the flat, in writing
Paperwork and approvals for Century Breeze
Century Breeze has no published RERA number; the project lists BBMP/BDA approval. Search the Karnataka RERA website (rera.karnataka.gov.in) and ask the developer or the owners' association whether a registration exists. For a completed and occupied project, the papers that matter most are the ones that show the towers are legal and the seller owns the flat. Ask for:
- Occupancy certificate for the seller's tower
- Sanctioned building plan showing the flat
- Seller's registered sale deed and the chain of title before it
- Khata in the seller's name and the latest property tax receipt
- Encumbrance certificate for the years since 2020
- No-dues letter from the owners' association
- Bank closure letter and original documents, if the seller had a loan
Have a lawyer read the chain of title, because the flat has changed hands at least once. At registration the sale deed goes in your name, followed by the khata transfer and the association's records. Make sure the parking bay is written into the deed. If a document is missing, wait until it appears rather than paying an advance.
Living at Century Breeze
Century Breeze spreads three towers of 14 floors over 5.28 acres, with a large share of the ground given to the clubhouse, the courts and the gardens. Century has not published the open-space share, but the site is built, so walk it and see how the towers, the pool and the greenery divide the land.
A morning might begin with yoga, a run on the jogging track or a set on the tennis court, followed by the gymnasium and a swim. Children have the kids' pool, the play area and the basketball court, and the library and the indoor games room cover the afternoons. The spa is the quiet corner. Evenings gather at the amphitheatre or the barbecue space, and the community hall and party area host the functions. What sets this community apart is the everyday layer: a grocery store, a cafeteria and a bank ATM inside the gate, plus retail spaces, so the small errands never need a car.
All of this has been running for several years. Ask the owners' association what the monthly charge is, what the reserve fund holds, and whether any large repair is due. Look at the pool and the gym on a weekday evening, when they are busiest, before you decide.

About the Builder

Est. 1973
Buying from Century Real Estate in Bangalore most often means the north of the city, where the builder has plotted layouts, villas and apartments side by side. Yelahanka, Jakkur, Bellary Road, Doddaballapura Road, IVC Road and Devanahalli hold most of its work. Away from the north it has premium buildings in Koramangala, Indiranagar and on Richmond Road, and a few homes on Kanakapura Road, in…
