Getting around from Century Central
Century Central stands at Mango Garden Layout in Bikasipura, on Kanakapura Road, pincode 560078, in the south of Bengaluru. Kanakapura Road is the main artery you would use every day, so the question is not where the project is but how that road behaves at your hours. The developer has not published distances to offices, schools or the metro, so none are quoted here.
Because the community has been occupied since 2019, ask the residents. They know how long the run to the city centre takes at nine, which cross road to use to avoid the worst of it, and where the school buses stop. Then make your own test trips: leave the gate at your usual hour, time the journey, and repeat it on the way back in the evening peak. Six nine-floor towers with 212 homes send a modest stream of cars through the gate, so watch how the exit onto Kanakapura Road works.
The shopping centre inside the layout keeps small errands on foot. For a full weekly shop, a hospital or a school you would drive, so measure those trips too, and walk the lanes around the site after dark to judge noise and lighting.
Homes and prices at Century Central
Century Central has only 3 BHK homes, in three sizes quoted as built-up area: about 1,900, 1,956 and 1,978 sq ft. Carpet areas have not been published, so ask the seller for the sanctioned plan or have the flat measured. With a spread of only 78 sq ft between the plans, the tower, the floor, the facing and the state of the interiors will decide the price, not the layout.
Every home has been sold by Century Real Estate, so there is no price list and what you pay is what you and an owner agree. A completed home carries no GST. Stamp duty and registration fall on the value in the sale deed. There may be a transfer fee charged by the owners' association, and any arrears of maintenance or property tax follow the flat unless cleared.
Before you settle on a figure, ask for:
- Seller's sale deed and the earlier title documents
- Sanctioned floor plan with the built-up and, if available, carpet area
- Recent registered values for the same size in the community

Paperwork and approvals for Century Central

Search the Karnataka RERA website (rera.karnataka.gov.in) and ask the developer or the owners' association whether a registration exists. For a completed project, the papers that show the towers are legal and the seller owns the flat matter more than the registration. Ask for:
- Occupancy certificate for the seller's tower
- Sanctioned building plan showing the flat
- Seller's registered sale deed and the chain of title before it
- Khata in the seller's name and the latest property tax receipt
- Encumbrance certificate for the years since 2019
- No-dues letter from the owners' association
- Bank closure letter and original documents, if the seller had a loan
Have a lawyer read the chain of title, because the flat has changed hands at least once. At registration the sale deed goes in your name; then apply for the khata transfer and update the association's records. Make sure the parking bay is written into the deed. If any document is missing, wait until it appears rather than paying an advance.
Living at Century Central
Century Central spreads six towers of nine floors over 2.74 acres, so that each building holds only about 35 homes and the ground between them carries the shared life. Century has not published the open-space share, but the community is built, so walk it and see how the towers, the pool and the gardens divide the land.
A morning here could start on the jogging track, continue in the gymnasium and end with a swim. Children have the kids' play area and the outdoor courts, and the games room with its table tennis fills the wet afternoons. The activity area is the flexible space for classes and clubs. Evenings are for the landscaped gardens, and the party area takes the birthdays and festivals. The shopping centre inside the gate covers the small purchases, which is a rare convenience in a community of this size.
All of this has been running for several years, so the questions are practical. What is the monthly maintenance charge, what does it cover, how healthy is the reserve fund, and is any large repair due? Look at the pool and the lifts on a weekday evening, when they are busiest, and ask a resident how the six towers share the facilities.
