Century has not published distances to the airport, offices or schools, so none are quoted here. What you can test is the road itself. Drive from the site to your workplace at the hour you would leave, and come back in the evening peak.

Jakkur Road would be your daily artery, so watch it at its worst as well as its best, and look at the last stretch to the plot after rain. Because possession is more than a year away, ask what is planned around the site and what is already under construction nearby; the view and the traffic in 2027 may differ from today's. Two towers of 12 floors with 234 homes will bring a steady flow of cars through one gate each morning, so look at how the exit will meet the road.

Walk the lanes around the plot in the evening to judge noise and lighting. If you would rely on a bus or an auto for part of the trip, find the nearest stop yourself rather than take a seller's word for it.

Century Codename New You sold three layouts, all quoted as built-up area. The 2 BHK with two toilets measures about 1,010 sq ft. The 3 BHK comes in two versions: about 1,275 sq ft with two toilets and about 1,485 sq ft with three. The larger plan buys you a third bathroom and about 210 sq ft, which a family with older parents may value. Carpet areas have not been published, so ask for the plan attached to the seller's agreement.

There is no developer price any more. Every unit has been sold, so what you pay is the seller's booking price, plus whatever premium you negotiate, plus the instalments still due to Century as construction proceeds. Because the home is not complete, GST applies to the construction instalments still to be paid. Stamp duty and registration fall on the full value when the sale deed is registered.

Ask the seller and the developer for a cost sheet that shows:

• Base price in the seller's original agreement
• Amount already paid, with receipts
• Instalments still due and the milestones they are tied to
• Developer's transfer or endorsement fee
• Car parking and whether it is included
• GST on the balance construction, as its own line
• Stamp duty and registration on the full consideration
• Maintenance deposit and clubhouse charges at handover

Century Codename New You has no RERA number published by Century, though an ongoing project in Karnataka should have one. Ask the seller and the developer for it, then read the entry on the Karnataka RERA website (rera.karnataka.gov.in). It shows the promoter, the sanctioned plan, the declared completion date and the progress filed each quarter, which is your independent check on the September 2027 handover.

Because you would be taking over another buyer's booking on an unfinished home, ask for:

• Seller's agreement for sale with Century and its payment schedule
• Receipts for every instalment paid so far
• Developer's no-objection or endorsement letter for the transfer
• Allotment letter with tower, floor and unit number
• Sanctioned building plan and the RERA certificate
• Title documents and an encumbrance certificate for the 2.5 acres

If the seller has a loan, the bank's consent and closure arrangements form part of the deal. At handover, insist on the occupancy certificate for your tower before taking keys. The sale deed is then registered in your name and the khata transferred. Also confirm that the name on the approvals matches the marketing name, since a codename may not be the registered one.

Century Codename New You is planned as two towers of 12 floors on 2.5 acres, with the clubhouse and the gardens in the ground between them. Century has not published the open-space share, so ask for the sanctioned site plan and see how much of the plot the towers cover. Until handover, anything you are shown is a render as planned by the developer.

A morning could start in the yoga and activity zone or on the jogging track, followed by one of the gymnasiums and a swim in the pool. Children have the kids' play area and the sports courts after school, and the indoor games room covers a rainy afternoon. The spa, sauna and massage rooms are the quiet corner at the end of a long week. Evenings gather at the amphitheatre or in the landscaped gardens, and the multipurpose hall takes the birthdays, meetings and festivals.

It is a generous list for 234 homes, so ask how the monthly maintenance charge is being estimated, since fewer households share a larger bill. Ask too which facilities are promised at handover in 2027 and which follow later, and how many lifts each tower gets, because on the 12th floor that matters more than the sauna.
