Century Ethos is a completed apartment project by Century Real Estate at Byatarayanapura, on Bellary Road in north Bangalore, with residents moving in from December 2020. Every home has been sold by Century Real Estate, so what you can buy today is a resale from an existing owner. It suits buyers who want a big apartment on the airport side of north Bengaluru, in a community that is already built and lived in.
You would live at Sahakar Nagar Cross, off Bellary Road, in the Kashi Nagar pocket of Byatarayanapura, pincode 560092. Bellary Road is the road the city takes to the international airport; Hebbal lies along it and Yelahanka beyond. Jakkur, where the Jawaharlal Nehru scientific research centre is based, is a short way off. This is a stretch that already has its shops, hospitals and bus routes in place, not a corridor waiting for them.
Eleven acres carry 333 homes in four towers of 21 floors, a generous amount of ground per household for a tower project. Only two layouts were built: a three-bedroom home at roughly 2,850 sq ft built up, and a four-bedroom home at roughly 4,235. Both are large by any Bengaluru standard. No price is published because nothing is left with the developer; a seller names an asking figure and you negotiate from there.
This project suits a family that wants 2,800 sq ft or more, a finished building it can walk through, and a straight run up the airport road. It is the wrong fit if you want a compact 2 BHK, a brand-new home with a developer warranty, or a price fixed by a rate card. Budget for stamp duty and registration, an association transfer fee, and whatever the previous owner has done, or not done, to the interiors.

Getting around from Century Ethos
Century Ethos has its gate at Sahakar Nagar Cross, just off Bellary Road, in the Kashi Nagar pocket of Byatarayanapura, pincode 560092. Bellary Road is the route the city takes to Kempegowda International Airport, so a flight is one straight drive north. The same road runs through Hebbal and on to Yelahanka, which puts both within a normal errand radius.
Jakkur, where the Jawaharlal Nehru scientific research centre is based, is close by. Because this is an old, built-up stretch rather than a new corridor, the bus stops, markets and clinics are already in use. The developer has not published a distance chart, so we quote no other landmarks or travel times here.
Test the commute yourself before you commit. Drive from the gate to your office at the hour you would normally leave, then come back at the evening peak, because Bellary Road carries airport traffic on top of the local load. Ask the owners' association how the approach road behaves at school time and whether visitor parking is available inside the gate.
Homes and prices at Century Ethos
Century Ethos was built in only two layouts, and both are big. The three-bedroom home is roughly 2,850 sq ft built up; the four-bedroom home is roughly 4,235. Carpet areas have not been published; the figure in the seller's sale deed is the one that counts. The finishes as delivered were imported marble in the living and dining areas, engineered wood in the bedrooms and an eight-foot teak main door, though owners since 2020 may have changed any of it.
There is no developer price because nothing is left with Century Real Estate. A resale seller names an asking price, and the right way to test it is against recently registered sales in the same tower, which the sub-registrar's records show. Floor, facing and condition move the number more than the layout does.
No GST applies to a completed flat bought from an owner. Stamp duty and registration are payable on the full sale value in Karnataka, and the owners' association may charge a transfer fee. Before you agree a figure, ask for a cost summary that sets out:
- The agreed sale price and the area it is based on
- Car parking bays included in the sale deed
- Association transfer fee and any sinking-fund contribution
- Outstanding maintenance dues and property tax, and who clears them
- Stamp duty and registration on the full consideration
Paperwork and approvals for Century Ethos
Century Ethos has no RERA registration number on record. The project is listed as BBMP/BDA approved. With possession from December 2020 it falls in the years when registration was required, so ask the seller or the owners' association for the number. Check it on the Karnataka RERA website, rera.karnataka.gov.in, before you pay anything.
Because you are buying a finished flat from an owner, the paperwork is that of a resale. Ask for:
- The occupancy certificate for your tower
- The seller's registered sale deed and the earlier chain of title
- An encumbrance certificate covering the years the seller has owned the flat
- The khata in the seller's name and the latest property tax receipt
- The sanctioned building plan and the floor plan from the seller's agreement
- A no-dues certificate from the owners' association
If the seller has a home loan, the bank holds the original documents and releases them only when the loan is closed, usually out of your payment. Have a lawyer read the title chain and the encumbrance certificate before you pay an advance. At registration the sale deed goes into your name, and the khata transfer follows.
Living at Century Ethos
Century Ethos puts four towers of 21 floors on 11 acres, with 333 households between them, and the clubhouse, pools and courts on the ground they leave free. The developer has not published the open-space share, so ask the owners' association for the sanctioned site plan. Because the project is complete, you can walk the grounds and judge them yourself instead of reading a render.
A weekday morning might begin on the jogging track, then move to the gym, the aerobics room or the yoga session, with a swim to finish. Children have their own pool, a play area and cricket, and older residents have a corner set aside for them. Errands stay inside the gate: a grocery store, a cafeteria, a bank ATM and retail units are part of the plan.
Evenings and weekends run through the tennis and squash courts, the outdoor courts, table tennis and the games room, or the library and the spa if you want quiet. The party area handles birthdays and festivals, and the landscaped gardens are the setting for all of it. Ask which of these facilities are open and staffed today and what the monthly maintenance is, because in a community of 333 homes the upkeep bill is what keeps them running.
