Century Horizon stands at Yashoda Nagar in Yelahanka, pincode 560064, in the belt that the market calls Jakkur. Plan a day around the car and the approach road. The school run, the supermarket and the office commute all start at the gate, and with 400 homes leaving at once the exit at peak hour is worth watching. Drive from the site to your workplace at the hour you would normally leave, and repeat the trip on the way back in the evening.

On the visit, walk the lanes around the plot and note how wide the approach is and where the nearest bus stop and market are. A north Bengaluru address that is settled rather than newly cut will have shops and clinics in use already; confirm that on foot rather than from a map. Ask the owners' association about water supply, since parts of the north depend on borewells and tankers.

Paperwork and approvals for Century Horizon

Century Horizon has no RERA registration number on record. A handover in March 2024 falls well inside the years when registration was compulsory, so ask the seller or the owners' association for the number. Look it up on the Karnataka RERA website, rera.karnataka.gov.in; the entry carries the sanctioned plan, the real tower count and the declared completion date.

You are buying a finished flat from an owner, so the paperwork is that of a resale. Ask for:

  • The occupancy certificate for your tower
  • The seller's registered sale deed and the agreement for sale with the developer before it
  • An encumbrance certificate covering the period since the seller bought
  • The khata in the seller's name and the latest property tax receipt

Because the flat is so new, the seller may still be paying a home loan; the bank then holds the originals and releases them when the loan is closed, usually out of your payment. Have a lawyer read the chain of title and the encumbrance certificate before you pay an advance. At registration the sale deed goes into your name, and the khata transfer follows.

Living at Century Horizon

Century Horizon puts 400 homes on 2 acres in towers of nine floors, with a clubhouse of 10,000 sq ft and the pool and gardens fitted into the ground between them. The developer has not published the open-space share or a believable tower count, so ask the owners' association for the sanctioned site plan. Because the project is complete, you can walk the grounds and see the spacing for yourself.

A morning could begin on the jogging track, move into the gym and finish with a swim before the drive out. Children have a play area, and the retail units inside the project cover the small errands that would otherwise need the car. The clubhouse is large for a site of this size, and its games room is the answer to a wet afternoon.

Evenings belong to the landscaped gardens and, on occasion, the party area for a birthday or a festival. With 400 households sharing all of this, the questions to ask are practical ones. How many lifts does each tower have, what do peak-hour waits look like, and what is the monthly maintenance? Which facilities have actually been running since handover in 2024? A community this young has not yet shown how well it will be kept, so look closely.
