Century Infiniti

Century Infiniti has its gate on Amruth Nagar Road at Kasavanahalli, with Junnasandra on the far side, pincode 560035, in the south-east of Bengaluru. Hosa Road is roughly 400 m off and Sarjapur Road a little further. That gives you two ways out. Sarjapur Road leads to the office parks along it and then the ring road; Hosa Road runs towards Electronic City, roughly 10 km off.

Daily life is compact. Listings put a hospital roughly 500 m off, a government primary school near the 1 km mark and a park at roughly 1.7 km. Kasavanahalli's main roads have filled with supermarkets, clinics and schools in the years since the block was finished. Many errands are a short auto ride rather than a drive, which changes the shape of an evening.

The commute is what to test. The pocket bounded by Sarjapur Road on one side and Hosa Road on the other is packed with apartment blocks, and some approach roads are narrow. Drive from the gate to your office at the hour you would leave, and come back at the evening peak. Ask the residents' association whether water comes from the mains, borewells or tankers, because supply varies street by street across this pocket.

Century Infiniti offers two-, three- or four-bedroom flats, in the developer's saleable figures. Two-bedroom flats run from roughly 1,198 sq ft up to 1,230. Three-bedroom flats span roughly 1,257 sq ft up to 1,892, a wide band, so a compact and a large version both exist. Four-bedroom flats run from roughly 1,798 sq ft up to 2,626. Carpet areas were never published; measure the flat or rely on the seller's deed.

As delivered, the walls were acrylic emulsion, the master bedroom had laminated wood and the other rooms vitrified tiles, on an RCC frame. Many owners will have redone all of that since 2018, so judge each flat on what is in it now. No developer price exists. Third-party asking figures run from near Rs. 72 Lakhs to roughly Rs. 1.58 Crore, and the per-sq-ft rates beside them do not tally, so check any figure against registered sales in the block.

A finished flat sold by its owner attracts no GST. Karnataka stamp duty and registration charges apply on the agreed price, and the residents' association may add a transfer fee. Ask for a cost summary that shows:

• The agreed price and the area it is based on
• Whether a parking bay is written into the deed
• Transfer fee and any corpus-fund contribution to the association
• Maintenance and property tax arrears, and who clears them
• The cost of any refurbishment you plan
• Stamp duty and registration on the full amount

Century Infiniti carries the RERA number PRM/KA/RERA/1251/446/PR/170916/000376. It was taken from a listing, not from the developer, whose page for the project is no longer online. Verify it at rera.karnataka.gov.in first. For a finished block the entry matters for the approved plan and the finish date the promoter declared, which you can set against the 2018 handover.

You are buying a finished flat from its owner, so the file is a resale file. Ask the seller for:

• Occupancy certificate covering the block
• Registered sale deed in the seller's name, plus every earlier deed in the chain
• Encumbrance certificate on the flat for the seller's whole period of ownership
• Khata certificate and extract, with the current tax-paid receipt
• Sanctioned plan and the unit's floor plan as attached to the original agreement
• No-dues letter from the residents' association
• Papers for the power and water connections

If a home loan is still running on the flat, the bank keeps the originals until the loan is cleared, and that is usually done out of your payment on the day of registration. Get a lawyer's opinion on the deeds, and on the encumbrance certificate, before any advance changes hands. After registration, have the khata moved into your name.

Century Infiniti is a single block on 2.25 acres, with 153 homes inside it and the clubhouse, the pool and the courts fitted into the ground around it. The developer's drawing is no longer published and the open-space share is unknown, so ask the residents' association for the sanctioned site plan. Since the block has been lived in since 2018, a walk round tells you more than any plan could.

A morning might begin on the jogging track or in the gym, with a yoga room for the quieter option, and end in the pool while the children use theirs. Courts for basketball and badminton, a table-tennis table and an activity area fill the evenings. A creche helps working parents, and retail units inside the compound save a trip out for small errands.

Weekends bring the mini theatre, the amphitheatre and the party hall inside the clubhouse, with a sauna and jacuzzi for the adults and landscaped gardens for everyone. Power backup, CCTV at the gate, rainwater harvesting and a sewage treatment plant keep the place working. With only 153 homes to carry the cost, find out which of these are open today. In a small community a closed pool or spa usually means the budget is tight, and that tells you how the association manages money.
