Century Linea Overview
Century Linea is a completed apartment project by Century Real Estate in Jakkur, north Bangalore, though no possession date has been published. Construction finished some time ago, and every flat has been sold by the developer, so a home here comes up only when an owner sells. It suits Jakkur buyers who dislike the idea of a 20-storey tower and would rather live in a walk-up block with a handful of neighbours; the community is finished and lived in.
The site is one acre, off NH 44 in Jakkur, on the north side of Bengaluru. The developer has not published a street address or a pincode, so ask for the exact gate before a visit. Nine blocks of ground plus four floors hold 72 flats, which is about eight homes per block, so a shared stair and lobby serve very few families. Two layouts were built: a two-bedroom flat at roughly 1,333 sq ft built up and a three-bedroom flat at roughly 1,510.
The developer designed each flat with two balconies facing east and west and placed front doors diagonally to each other for privacy, which is worth checking on a visit. No launch price was published and nothing remains with the developer, so a seller names the figure and the Jakkur market decides whether it holds. No RERA number has been published either, so the occupancy certificate and the title chain are the papers that matter.
This project suits a household that wants a low-rise home with cross-ventilation and few neighbours, close to a national highway. It also asks you to be happy buying a finished flat from an owner. It is the wrong choice if you want a large sports campus, a high floor with a view, a new-build warranty, or a published price to negotiate from. Budget for stamp duty and registration and for whatever refurbishment the flat needs.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Century Linea
Century Linea stands beside NH 44 at Jakkur, on the north side of Bengaluru. The developer has not published a street address, a pincode or any distances, so we quote no landmarks or travel times. Get the exact gate from the seller and drop a pin before you visit, because a highway-side address can be reached from more than one turning.
NH 44 is the road that shapes a day here. A national highway at the door means the long journeys are quick once you are on it, and the question is how long the turn on and off the highway takes at your hour. Drive from the gate to your workplace at the time you would normally leave, and repeat the run home at the evening peak.
Jakkur is a settled locality rather than a new corridor, so shops, clinics and bus stops are already in use around the site; confirm that on foot rather than from a map. On the visit, note how far your block stands from the highway edge and whether the boundary wall or a neighbouring building screens the noise. Ask the owners' association about water supply, since parts of north Bengaluru rely on borewells and tankers.
Homes and prices at Century Linea
Century Linea was built in two layouts. The two-bedroom flat is roughly 1,333 sq ft built up and the three-bedroom flat roughly 1,510. The third bedroom therefore adds less than 180 sq ft, and the rooms in the larger flat will be correspondingly tighter. Carpet areas were not published, so read the figure in the seller's sale deed or measure the flat. Ask which block the flat is in, because the share of common area can differ between blocks.
No launch price was ever published, and nothing is left with Century Real Estate, so there is no benchmark from the developer. A seller names an asking price. Test it against registered sales inside the project and in nearby Jakkur layouts, which the sub-registrar's records show. Block, floor and the condition of the interiors move the number.
Because the flat is complete and holds an occupancy certificate, no GST is charged. Stamp duty and registration in Karnataka apply on the full sale value, and the owners' association may charge a transfer fee. Ask for a cost summary that shows:
- The agreed sale price and the area it is based on
- Car parking bays included in the sale deed
- Association transfer fee and any sinking-fund contribution
- Maintenance and property tax arrears, and who clears them
- The cost of any refurbishment you plan
- Stamp duty and registration on the full consideration
Paperwork and approvals for Century Linea
Century Linea has no RERA registration number published, and no possession date either. So it is not clear whether the project was finished before or after registration became compulsory in 2017. Ask the seller whether the project was ever registered, and check any number given at rera.karnataka.gov.in. If there is none, that is not unusual for a small community of this kind, but it makes the rest of the file more important.
You are buying a finished flat from an owner, so the paperwork is that of a resale. Ask for:
- The occupancy certificate for your block
- The seller's registered sale deed and the chain of title before it
- An encumbrance certificate for the flat, covering the years since the seller bought
- The khata in the seller's name and the latest property tax receipt
- The sanctioned building plan and the floor plan from the seller's original agreement
- A no-dues certificate from the owners' association
If the seller has a home loan, the bank holds the originals and releases them when the loan is closed, usually out of your payment. Have a lawyer read the title chain and the encumbrance certificate before you pay an advance. At registration the sale deed goes into your name, and the khata transfer follows.
Living at Century Linea
Century Linea has nine blocks of ground plus four floors spread across a single acre, with 72 flats between them and the pool and clubhouse fitted into the ground they leave free. The developer has not published the open-space share, so ask the owners' association for the sanctioned site plan. Because the project is complete, you can walk between the blocks and see the spacing, the light and the outlook for yourself.
A day here is quieter than in a tower. The morning starts with a swim or a session in the health club, and the evening might end in the sauna and steam room. The party hall handles birthdays and festivals, and the clubhouse is the place residents meet. There is no jogging track, sports court or children's play area on the list, so families with active children should weigh that against the low-rise appeal.
The design choices matter as much as the amenities. Each flat was given two balconies, one facing east and one west, and front doors were set diagonally to each other so that no two doors open face to face. Ask the seller which block and floor the flat is on and visit in the afternoon, because with so few homes per block the position decides how well the cross-ventilation and privacy work. Ask for the monthly maintenance too, since 72 households carry the whole cost.

About the Builder

Est. 1973
Buying from Century Real Estate in Bangalore most often means the north of the city, where the builder has plotted layouts, villas and apartments side by side. Yelahanka, Jakkur, Bellary Road, Doddaballapura Road, IVC Road and Devanahalli hold most of its work. Away from the north it has premium buildings in Koramangala, Indiranagar and on Richmond Road, and a few homes on Kanakapura Road, in…
