Century Seasons Plots

Century Seasons Plots lies on NH648 at Lakshmipura, pincode 562110, in Devanahalli on the northern edge of Bangalore. A layout on a national highway is easy to find and easy to leave, which is what matters when your day starts with a long drive into the city. The developer has not published distances to the airport, to schools or to hospitals, and we do not add any.

Your daily journeys from here will be by car. Drive the highway into the city at the hour you would actually travel, and note where the nearest bus stop, fuel station and grocery are, because on a plotted layout none of that is inside the gate. If you plan to build and live here, look at the water supply and the state of the internal roads as well as the highway.

Highway frontage brings noise and heavy vehicles. A plot at the front of the layout will hear the road; a plot deep inside will be quieter but further from the gate. Walk from the entrance to the plot you are offered and time it, then stand on the plot on a weekday afternoon and listen.

Century Seasons Plots is not a home yet; you buy land and build on it. Two plot sizes were sold. The villa plot is 30 by 50 ft, about 1,500 sq ft, and the mansion plot is 40 by 60 ft, about 2,400 sq ft. Neither is left with the developer, so any plot on offer is a resale and the price is the seller's asking figure, not a published rate.

To test that asking figure, ask for the registered values of recent sales in the layout, and compare plots by size, by corner or inner position and by what they face. The state guidance value for the area is the floor for stamp duty, not a market price. What you can build depends on the local building rules and any design rules the layout has, so check the setbacks and the height limit before you fall for a plot.

There is no GST on a plot sale. Stamp duty and registration apply to the full price, and because a plot is all land, they take a bigger share of the total than on a flat. Ask the seller for a cost sheet that shows:

• The agreed plot price and the value to be registered
• Stamp duty and registration
• Any transfer fee charged by the owners' association
• Maintenance dues owed to date and the monthly charge going forward
• Deposits for water, power and sewer connections if you plan to build

Century Seasons Plots has no RERA registration number published for this layout. Ask the seller which number the developer used and search for it on rera.karnataka.gov.in, since a layout of 326 plots completed in 2024 would normally carry one. If none exists, ask why, in writing, before you pay an advance.

On a plot the land is the whole purchase, so the approvals matter more than on a flat. Ask for:

• The conversion order that changed the land from agricultural to residential use
• The layout approval from the planning authority, with your plot marked on the approved plan
• The release order or no-objection certificate for the specific plot
• The seller's registered sale deed and the chain of title back to Century Real Estate
• An encumbrance certificate for the plot, brought up to date
• The khata and the latest property tax receipt in the seller's name
• A no-dues letter from the owners' association

Have a lawyer check that the plot number and dimensions in the sale deed match the approved plan. After registration, get the khata transferred into your name; if you plan to build, the plan sanction and utility approvals come next.

Century Seasons Plots is finished, so you are not looking at a render. Walk it. The 326 plots are laid along internal roads with the clubhouse and gardens as the shared ground. You can see which plots face a park, which back onto the boundary wall and which are hemmed in on both sides. Ask the owners' association for the approved layout plan and find your plot number on it.

A day here would centre on the clubhouse: the gymnasium in the morning, the swimming pool in the evening, the indoor games room and the spa and sauna at the weekend. The jogging track and the sports courts serve the active residents, and the butterfly park and landscaped gardens are the quiet corners. Children have a play area, and the banquet hall takes the family function that a house cannot.

Convenience stores inside the layout spare you a highway trip for milk. Ask what has opened, who runs the clubhouse, what the monthly maintenance charge is and how many owners actually pay it. On a layout where many plots are still empty, the number of paying members decides how well the pool is kept.
