Two phases mean two stages of finish. Walk both, see which roads are surfaced and which plots have houses on them, and ask whether the amenities you are shown belong to your phase. A plot beside an unfinished phase will live with construction traffic for a while.

No GST applies to a plot resale. Stamp duty and registration fall on the full price, and on land that is a bigger share of the total than on a flat. If you will build, GST applies to the construction contract. Ask for a cost sheet that shows:

  • The agreed price and the value to be registered
  • Stamp duty and registration
  • The owners' association transfer fee
  • Maintenance dues outstanding and the monthly charge for your phase
  • Plan sanction fees and utility deposits, if you intend to build

If a bank is lending, confirm its valuation matches the agreed price before you sign the deed.

Peripheral layouts on converted land are where title disputes tend to surface, so have a lawyer read the chain of title and match the plot number and dimensions in the deed against the approved plan. After registration, transfer the khata into your name; building plan sanction and utility connections come when you build.

Living at Century Trails

Century Trails is pictured as 346 plots on 25 acres, laid out in two phases along internal roads, with the shared amenities on their own ground.
