Shopping at the very top of the Bangalore market? Chaithanya Projects is a name to know. Its homes in our records are at Budigere Cross, and they are large, low-density luxury homes rather than standard flats. The builder is based in Bengaluru and describes more than two decades of work, much of it around Whitefield, and says it carries no debt. Those older buildings are not in our Bangalore listings, so ask to visit one; it will tell you how these homes age.

Chaithanya Samarth Villas is the finished one, handed over from December 2022. It spreads over about 38 acres, offers 3 and 4 BHK homes, and is priced from about Rs. 7 Crore. Because it is complete, you can see the finish and the maintained common areas before you commit.

Chaithanya Sankhya is still being built, with possession listed from November 2028. It is a compact site of about 2.9 acres with 44 homes, all 3 BHK sky bungalows, from about Rs. 9 Crore.

At these prices the paperwork deserves as much time as the floor plan. Confirm the Karnataka RERA registration for Sankhya and check that the possession date in your agreement matches the filing. Ask for the carpet and built-up areas separately, and a cost sheet that lists club, parking, GST and maintenance deposits.

These homes suit buyers who want space and privacy over a large amenity list, and who are comfortable paying for a small, exclusive community. Compare the price per square foot of built-up area between Samarth and Sankhya, since one is ready and the other is years away.
