The tower stands beside Chaithanya Samarth, the developer's completed villa community, so you can see how this builder finishes a project before you book into one still on paper. What you cannot see is a RERA number: none is published for the project, and for a tower already under construction that is the first thing to ask for and verify.
This suits a buyer with a budget from Rs. 9 Crore who wants a very large home with long views, a small community of 44 households and the privacy of two homes per floor, and who can wait until late 2028 while paying by stage. It is not for anyone who wants a smaller flat, a large township with hundreds of neighbours, or a home before 2028. Chaithanya Sankhya stands on Budigere Main Road in Bidarahalli, pincode 560049, just off Old Madras Road and next to Chaithanya Samarth, in east Bangalore's Budigere Cross belt. From here the road leads to Whitefield and KR Puram one way, and Budigere Road runs towards Devanahalli and the airport the other. No distances or drive times are published, so make the trips yourself.
Time the morning run into Whitefield or KR Puram at the hour you would leave, then the trip to the airport at the hour you would fly. Old Madras Road is the artery, and the turn onto it from Budigere Road at peak time is the moment that decides whether this address works for your household. Ask the residents next door at Samarth how they manage it.
A tower of 22 floors on a road of low-rise layouts will be the tallest thing around, which is good for the view and worth a thought for the wind and the afternoon sun on the upper floors. Ask which direction each of the two homes on a floor faces, and stand on the site at four in the afternoon to see which side you would want.

Carpet area is not published, and at this size the gap between built-up and carpet can run to several hundred square feet, so ask for the carpet figure and the architect's plan with room dimensions.
The starting price is Rs. 9 Crore, about Rs. 15,000 per sq ft on the built-up area. That is the entry figure; a higher floor and the better-facing of the two homes on it will cost more, so ask for a floor-by-floor list. Because the project is under construction, payments will follow construction milestones through to late 2028.
GST applies on the construction portion of an under-construction home, and stamp duty and registration apply on the full value. Ask for a cost sheet that shows:

Paperwork and approvals for Chaithanya Sankhya
Chaithanya Sankhya has no RERA registration number published for this tower. Ask Chaithanya Projects for it before you pay a booking amount and look it up on rera.karnataka.gov.in. A promoter cannot lawfully market or sell an ongoing project without one, and the entry gives you the approved plan and the declared completion date to hold against the November 2028 handover.
Because the home is under construction, the purchase runs on an agreement for sale. Ask for:
- The RERA certificate and the approved building plan with your unit marked
- Title documents and an encumbrance certificate for the 2.9 acres
- The agreement for sale, with the handover date and the construction-linked payment schedule
- The allotment letter naming the floor, the unit and its facing
- A written note on which amenities come with the first handover
Before you take the keys in 2028, the tower needs an occupancy certificate. The sale deed is then registered in your name and the khata transferred, which is what makes you the owner in the civic books. Do not accept a handover on a provisional certificate.
Living at Chaithanya Sankhya
Chaithanya Sankhya is pictured as a 2.9-acre plot with a single tower on it and the rest as ground: gardens, courts and the clubhouse. The developer has not published the share of open space, so ask for the sanctioned site plan. Every image at this stage is a render as planned by the developer; the finished community next door is the better guide to how this builder actually lands a project.
A morning might begin on the jogging track, then the gymnasium and a swim. The tennis courts take the evenings, and the indoor games and activities areas cover the wet season. Children have a play area. The cafeteria means a coffee without leaving the gate, and the party area takes the family function.
Two features are unusual: the zen gardens and the theatre garden, both labelled private, which suggests space set aside for a few households rather than a crowd. Ask what private means here, whether each home gets its own garden or they are booked, and how a 44-home tower funds a clubhouse, a pool and courts, because the charge per home will be high. Ask also which facilities open with the first handover in 2028.
