Brigade Valencia Cielo sits on NH 44 at Kithaganahalli, next to Banahalli, in the Bommasandra Industrial Area, pincode 562106. The plot is marked by the Brigade watch tower at the township entrance, on survey number 66/2. This is the southern edge of the city, where Hosur Road becomes the highway, so your daily movement will run along that corridor rather than through inner-city streets.

For anyone employed in the industrial area the commute could be short, and that is the main reason to consider this address. Brigade Group has not published distances to offices, schools or stations, so we do not quote any. Drive the route from the township gate to your workplace at your usual hour, and again in the evening, before you book.

A township of this size changes daily life in another way. The plan includes retail spaces and co-working spaces inside the compound, so groceries and a work desk may be a walk away rather than a drive. Ask which of these are already open for earlier Brigade Valencia phases and which will follow after your block is handed over. Also check how you will get in and out of the township onto the highway at peak hours, because a highway junction can be the slowest part of a short trip.

Brigade Valencia Cielo offers seven layouts, all quoted as built-up area; carpet areas are not published, so ask for them. The one-bedroom flat is about 646 sq ft and the one-bedroom with study about 671 sq ft. Two-bedroom homes come in about 1,147 sq ft, or 1,185 sq ft with a study. Three-bedroom homes measure about 1,513 sq ft with two toilets and about 1,701 sq ft with three. The largest plan is a four-bedroom home of about 2,491 sq ft, with three toilets plus a separate maid's room.

Prices are given as bands. The one-bedroom-plus-study starts at Rs. 76 Lakhs and the plain one-bedroom at Rs. 77 Lakhs. Two-bedroom homes run from Rs. 1.16 Crore to Rs. 1.44 Crore, three-bedroom homes from Rs. 1.53 Crore to Rs. 1.95 Crore, and the four-bedroom from Rs. 2.69 Crore to Rs. 2.85 Crore. On the 671 sq ft entry plan, Rs. 76 Lakhs is about Rs. 11,300 per sq ft. Floor, facing and block decide where in a band your unit lands.

Because the homes are under construction, GST is charged on the price. Stamp duty and registration apply on top. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking, and how many bays are included
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration

Brigade Valencia Cielo has no RERA registration number published by Brigade Group for this phase. Ask for it and check it on the Karnataka RERA website (rera.karnataka.gov.in) before you pay anything. Because Brigade Valencia is a township developed in phases, confirm that the number covers the block your flat is in, not just an earlier phase. The entry shows the declared completion date, which you can compare with the December 2027 handover.

At this stage you are buying an under-construction home, so ask for:

• The RERA certificate for this phase
• The sanctioned building plan showing your unit
• Title documents and an encumbrance certificate for survey number 66/2
• The agreement for sale, with the handover date and the milestone payment schedule written in
• The current khata and tax receipt for the land

At handover, the developer should apply for the occupancy certificate for your block. Do not take possession or pay the final instalment until it is issued. The sale deed is then registered in your name, and the khata is transferred after that. Keep every receipt for the stage payments; you will need them for the loan and for the registration.

Brigade Valencia Cielo puts two 22-floor blocks inside a 24-acre township, with the shared facilities serving both. Brigade Group has not published how much of the ground stays open, so ask for the sanctioned layout and see where the towers, the clubhouse and the gardens fall. Any views you are shown are renders as planned by the developer until a facility is built.

A weekday might start on the yoga deck or on the jogging and skating track, then move to the gymnasium and a swim before work. If you work from home, the co-working spaces give you a desk outside the flat. Children have a play area and the sports courts for the evening, and the indoor games room covers the monsoon.

Weekends stretch into the landscaped gardens and, for a birthday or a festival, the party area. The retail spaces mean a few errands never leave the compound. With more than 300 families per block, ask how many lifts each block has and how the clubhouse handles bookings. Ask too whether facilities built for earlier Brigade Valencia phases are open to Cielo residents on the same terms.
