CNTC The Presidential Tower stands at No. 8, Tumkur Main Road, near the Taj, in Yeshwanthpur Industrial Area Phase 1, pincode 560022. This is an old industrial belt that has been turning residential, so the road outside carries heavy traffic and the neighbourhood mixes factories, warehouses and new towers. It is not a quiet suburb, and it does not pretend to be.

The developer has not published distances to the metro, the railway station, offices or schools, so we quote none. The building has been occupied since 2021, so you can test the commute today: drive or take transport from the gate at your usual hour and time it, and do the return trip in the evening. Ask the residents how long it takes to get onto Tumkur Main Road at peak hours, since that turn is the slowest part of many trips.

Living on a high floor of a main-road tower means most errands begin with a lift ride and a car. Ask how many parking bays the flat you are buying holds, whether they are on the deed, and where visitors park. Walk the lanes behind the plot too, because in an industrial-area address the shops, clinics and daily services may be further than the map suggests.

CNTC The Presidential Tower was built in five plans, all quoted as built-up area. The three-bedroom homes came in about 1,595, 2,310, 2,335 and 2,415 sq ft, and the four-bedroom home in about 3,055 sq ft. Carpet areas were not published. The three middle plans are close in size, so ask to see the actual flat rather than a type plan, because layout and facing will separate them more than area does.

With nothing left at the developer, there is no price list. A resale asking price is set by the owner, and in two 50-floor blocks the same plan can be priced very differently by floor and view. Look at two or three flats of the plan you want before you offer, and ask each seller for the registered sale deed, which shows what the flat was bought for and on what area.

A completed home with its occupancy certificate carries no GST on resale. Stamp duty and registration apply on the full agreed price. Before you sign, get a written breakdown that covers:

• The agreed price and the area it is based on
• Car parking bays included, and whether they are on the deed
• The association's transfer charge, if any
• Maintenance dues outstanding on the flat, to be cleared before registration
• Any deposit held by the association, and whether it transfers
• Loan closure by the seller, if the flat is mortgaged
• Stamp duty and registration on the full consideration

CNTC The Presidential Tower shows no published RERA registration number. Ask the seller or the owners' association for it and check it on the Karnataka RERA website (rera.karnataka.gov.in). For a building finished in 2021, the entry is a background check; the documents that protect you are the occupancy certificate for the block and a clean chain of title on the flat.

Because you are buying from an owner, ask for:

• The occupancy certificate for the block the flat is in
• The sanctioned building plan, with the flat marked, and confirmation of no deviation
• The seller's registered sale deed and the chain of deeds back to the developer's allotment
• An up-to-date encumbrance certificate
• The khata, held by the seller, and the latest property tax receipt
• A no-dues certificate from the owners' association
• The bank's loan closure letter, if the flat was mortgaged

Have a lawyer read the chain of title before you pay a token amount. At registration, the sale deed is executed in your name and stamp duty is paid on the full price. Afterwards, apply for the khata transfer and have the association record you as the owner, so the maintenance account and the parking allocation move with the flat.

CNTC The Presidential Tower is two 50-floor blocks on 5.3 acres, with the shared facilities at the base and on the roof. The developer has not published the unit count or the open-space share, so ask the owners' association for the sanctioned plan and see how much ground the two towers leave free. Since the project is complete, what you see on a visit is built, not a render.

A morning could begin on the rooftop meditation deck, high above Tumkur Road, before the gymnasium and a swim in the infinity pool. The clubhouse space runs to 60,000 sq ft and holds the games room, the mini theatre, the cafe and lounge, and the spa and sauna, so a rainy weekend stays indoors without feeling shut in. Children have a play area and the outdoor courts.

Evenings fall to the landscaped gardens and, for an occasion, the party lounges. All of this was handed over in 2021, so the questions now are about upkeep rather than promises. Ask the association what the monthly maintenance is, how the sinking fund stands, which facilities open every day, and how many lifts serve each block. On the 40th floor, lift capacity matters more than any lounge.
