Codename Five Rings sits a short way from Sarjapur Main Road, in Sarjapur on the south-east side of the city, a pocket that has grown fast because its roads lead to the IT clusters. The surroundings are still green in places. The developer lists schools, colleges, hospitals, malls, banks and supermarkets in the area but names none, so check what is actually within reach on a visit.

The distances the developer gives are about 15 km to Whitefield, around 19 km to Electronic City and about 16 km to the Outer Ring Road. Marathahalli and Koramangala are reached by road. Fifteen kilometres on this side of the city can take twenty minutes or an hour, so drive the route to your office at the time you would actually leave, and again for the evening.

Because the project has been occupied since 2019, the residents are your best source on daily life. They can tell you how long the last stretch from the main road takes, where the nearest bus stop is, and how the approach roads hold up in the monsoon. Ask about parking too. A studio may come with no bay at all, and if you plan to let the unit, a tenant with a car will want one.

Codename Five Rings publishes a studio and one-bedroom range from about 370 sq ft to about 780 sq ft, and a two-bedroom of about 1,281 sq ft, all quoted as built-up area. Carpet areas are not published. In units this small the layout decides everything, so ask for the drawing of the specific flat and check where the kitchen, the bathroom and the window fall.

Studio and one-bedroom homes are listed from Rs. 47.61 Lakhs to Rs. 69.13 Lakhs, and the two-bedroom at Rs. 53.94 Lakhs. On the smallest unit, Rs. 47.61 Lakhs over 370 sq ft is about Rs. 12,900 per sq ft, while the developer quotes a rate of Rs. 3,753 per sq ft. Those figures cannot both describe the same unit, so ask which area and which price the rate refers to. Ask, too, why the two-bedroom is priced under the largest one-bedroom.

A completed flat with its occupancy certificate carries no GST on sale. Stamp duty and registration apply on the full price. Ask for a breakdown that shows:

• The price and the area it is charged on, built-up or carpet
• Car parking, if any bay comes with the unit
• Association transfer charge, if buying from an owner
• Maintenance dues outstanding on the unit
• Any deposit held by the association, and whether it transfers
• Stamp duty and registration on the full consideration

Codename Five Rings has no RERA registration number published. Possession began in December 2019, so ask Excel Dwellings India whether it was registered and, if a number exists, check it on the Karnataka RERA website (rera.karnataka.gov.in). The developer describes the project as BBMP/BDA approved; ask for the approval letter and the sanctioned plan, and check that your unit appears on it.

A finished flat is checked like a resale purchase, whether the seller is the developer or an owner. Ask for:

• The occupancy certificate for the block
• The sanctioned building plan, with the unit marked, and confirmation of no deviation
• Title documents for the land and an up-to-date encumbrance certificate
• The khata in the seller's name and the latest property tax receipt
• Electricity and water connections in the seller's name, with dues cleared
• A no-dues certificate from the owners' association
• The bank's closure letter, if the unit is mortgaged

If the seller is an owner, trace the sale deeds back to the developer's allotment. At registration the sale deed is executed in your name; afterwards, apply for the khata transfer and have the association record you as the owner. Ask what the association charges for a transfer and whether any deposit moves with the flat.

Codename Five Rings belongs to a 100-acre site beside Sarjapur Main Road, township scale by the developer's description, and the number of towers or homes it holds has not been published. Ask for the sanctioned layout and see where these blocks fall, what share of the ground is open, and whether the amenities belong to this project alone or to a larger scheme. The project is complete, so what you see on a visit is built.

Sport takes the lead here. A morning could start on the joggers' track and move to the badminton court, the tennis court or the squash court before work. The gymnasium and the swimming pool are there for the days you want something gentler. Children have a play area, and the garden is the shared green for a small flat that has none of its own.

The clubhouse is the one indoor common space, so ask what it holds and how it is booked. For a studio owner the shared facilities matter more than usual, because the flat itself is small; for an investor they are what a tenant is paying for. Ask the owners' association what the monthly maintenance is, which courts are in regular use, and how the facilities have been kept since 2019.
