Brigade Xanadu Destino stands at Annamalai Avenue in Mogappair West, close to Nolambur, with Chanakyan Main Road as the address street. They form part of Brigade Group's larger Xanadu development, so the surroundings are already built up with other apartment phases. No distances to offices, stations, schools or hospitals have been published.

For a one-bedroom home, the commute usually matters most. Leave from the gate at your normal hour and time the drive or ride to work, then repeat it in the evening rush. If you use cabs or autos, note how long one takes to arrive at the gate at night.

Everyday errands are the next test. Find the nearest supermarket, pharmacy and clinic, and see whether you can walk to them. The shopping arcades planned inside the development may cover some of this, so ask which shops are open today.

Because Destino shares roads and gates with other Xanadu phases, visit at peak hours to see how busy the entry gets. Check where visitors park and how the internal roads drain after rain. A morning and an evening visit give you both pictures.

Brigade Xanadu Destino has a single plan: a one-bedroom home of about 682 sq ft built-up, priced from Rs. 59 Lakhs. That comes to about Rs. 8,700 per sq ft. Carpet area has not been published, so ask for the figure on the exact unit you like.

With every flat the same size, price differences come from floor, facing and block. A higher floor may give better light and a view, while a lower one is quicker to reach. Corner flats can get more cross-ventilation than those in the middle of a floor. Since the home is finished, stand in it at different hours and judge for yourself.

A completed flat with its occupancy certificate carries no GST. Stamp duty and registration apply as usual. Ask for a written cost sheet that shows:

Ask for these before you pay a booking amount:

• The occupancy certificate for your block
• The approved building plan, to compare with the flat as built
• Title documents for the land and a recent encumbrance certificate
• The draft sale deed, naming the unit, carpet area and car park
• Confirmation that no bank charge is registered on your unit
• The property tax assessment for the flat, or when it will be done

If you take a home loan, the bank's legal check on the title gives you a useful second opinion.

The sale deed is registered in your name at the sub-registrar's office. After that, transfer the property tax account and the electricity connection into your name, and join the owners' association so you have a say in maintenance.

Brigade Xanadu Destino holds 366 homes in three blocks of six floors, all one-bedroom flats. That makes for a younger, smaller-household mix than a family-sized complex, and the mid-rise blocks keep lift waits short.

The standout is the swimming pool on the roof, which gives an evening swim a view over Mogappair. The gymnasium and the jogging trail cover workouts before or after office hours. There are outdoor courts for a game at the weekend, and a games room for days when it rains.

For social time, the clubhouse, the party areas and the amphitheatre host birthdays, festivals and residents' events. Gazebos in the landscaped gardens make quiet spots to read or take a call outdoors. A kids' play area is there for residents with young children, and shopping arcades inside the development cover small daily needs.

Everything is built and in use, so inspect it rather than relying on pictures. Visit the pool and the gym at a busy hour, ask how often they are serviced, and check whether facilities are shared with other Xanadu phases.
