Divyasree 77 Life stands at Kadubeesanahalli, on Yemalur Main Road in east Bengaluru, pincode 560037. Yemalur is wedged in the gap between two big roads, Old Airport Road on one side and the Outer Ring Road on the other, so you get two routes out rather than one. Bellandur and Marathahalli are next door.

The main draw is work. Several large tech parks are spread through this part of the city, so many residents can keep the office commute short. The developer has not published distances or travel times to any named park, school or hospital, so none are quoted here. Drive to your office at the hour you would really leave and time the return in the evening.

For daily needs, the neighbouring localities have their own schools, clinics, hospitals and shops. Yemalur Main Road can be slow at peak hours, so time the run from the gate to either of the two big roads. Ask how many parking bays come with a three- or four-bedroom flat, and where guests park.

Divyasree 77 Life offers two home types. Three bedrooms come in about 2,800 sq ft, priced from Rs. 6.5 Crore, which is about Rs. 23,200 per sq ft. Four bedrooms come in about 4,100 sq ft, priced from Rs. 10 Crore, or about Rs. 24,400 per sq ft. The developer has not said whether these are built-up or saleable areas, so ask for the carpet area of your unit.

Only starting prices are published, and on a 13-floor tower the floor and facing will move the final figure. Because construction is complete, a flat with an occupancy certificate carries no GST; confirm that status for your unit. Stamp duty and registration apply on every purchase. Ask for a cost sheet that shows:

• The base rate and the area it is charged on
• Floor-rise and facing premiums for your unit
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• Any GST, as a separate line
• Stamp duty and registration on the full value

Divyasree 77 Life has no RERA registration number published yet. A tower handed over from December 2025 would normally be registered, so ask Divyasree Developers for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the declared completion date and the approved plan.

With the building complete, the documents you need are those for a finished home. Ask for:

• The occupancy certificate for the tower
• The sanctioned building plan with your unit marked
• Title documents and an encumbrance certificate for the 2.2 acres
• Any joint development agreement with the landowner
• A draft sale deed and the khata position for the unit

A finished flat registers on a sale deed rather than an agreement for sale. At handover, walk the flat with a snag list, then register the deed and apply for the khata in your name. Transfer the electricity meter and join the owners' association at the same time.

Divyasree 77 Life is a single 13-floor tower on 2.2 acres, with 124 homes and the shared facilities around it. The developer has not published the share of the site kept open, so ask for the sanctioned site plan and walk the grounds. Any images you are shown are as planned by the developer; since the building is finished, compare them with what is actually there.

A working day could start in the aerobics and yoga centre or the gym, with the health club and pool for recovery. If you like to walk, the jogging and walking track loops through the landscaped gardens. Children have a play area, and the library gives them, and you, a quiet room away from the flat.

Evenings can go to the sports courts, the indoor games room or a film in the cineplex. The restaurant and cafe area saves a trip out for a quick meal, and the multipurpose hall takes family functions. With every resident sharing one clubhouse, ask about booking rules, peak-hour crowding and the monthly maintenance charge.
