DSR Altitudes

DSR Altitudes has its address at Osman Nagar, pincode 500019, on the western side of Hyderabad. The area lies close to Tellapur, which has filled up fast with new housing over recent years. The developer has not published distances, and the address on record is only a map code, so use the site visit to fix the details.

Most buyers in this part of the city work in the Financial District or Gachibowli, and both are reached by road. Drive to your office from the site on a weekday at your usual start time, then time the return in the evening. That number matters more than any line on a map.

The Outer Ring Road is within reach when you need to cross the city, for an airport trip or a visit to family. Check how long it takes to join it from the gate at rush hour.

Schools, hospitals and shops are in the surrounding localities rather than next door. Find the ones you would use and time those trips too. With 980 homes planned and handover from 2029, ask the developer how wide the approach road will be once the towers fill.

DSR Altitudes has one plan: a 3 BHK labelled Luxury, of about 2,277 sq ft built-up. It starts at Rs. 1.85 Crore, or about Rs. 8,100 per sq ft. The specifications mention a maid's toilet, so ask whether the plan carries a separate helper's room and where it opens. Ask for the carpet area as well, since built-up figures include walls and balconies.

Only the starting price has been published. In towers of 32 floors, floor-rise and facing charges can move the final figure a good deal, so ask for a floor-wise price list.

Because the homes are under construction, GST applies on top of the price, along with stamp duty and registration. Your cost sheet should list:

• Base price for the chosen tower, floor and facing
• GST at the current rate
• Car parking and clubhouse charges
• Maintenance deposit and the first year's maintenance
• The payment schedule tied to construction stages
• Any charge for the prepaid meter set-up

DSR Altitudes has no RERA registration number published yet. An under-construction project of this size needs one, so ask the developer and search for it on the Telangana RERA (TS-RERA) portal at rera.telangana.gov.in. Check that the entry covers your tower and note the completion date declared there.

The address on record is only a map code in Osman Nagar. Before booking, ask for the survey number and these documents:

• The RERA certificate for the project
• The sanctioned building plan for your tower
• Title documents for the land and an encumbrance certificate
• The draft agreement for sale, with the handover date and delay penalty
• The banks that have approved the project for home loans

At handover, collect the occupancy certificate for your tower before taking the keys. Then register the sale deed in your name, and have the property tax assessment and electricity connection moved to you.

DSR Altitudes will have five 32-floor towers sharing 7 acres, with the clubhouse and outdoor facilities between them. The developer has not published the share of open space, so ask for the sanctioned site plan. The renders show the community as planned by the developer, and the finished site may differ in detail.

The centre of daily life is a planned clubhouse of 50,000 sq ft. Inside, you would find a health club, a gymnasium, an indoor games area and a mini theatre for film nights. A multipurpose party area can host birthdays and festivals without booking a hall outside.

Outdoors, a morning could begin on the jogging track, with the swimming pool for a later swim. Multiple sports courts give teenagers and adults a place to play. Younger children have a play area, and there is a pet park for dog owners, which is still uncommon in tower projects. Landscaped gardens are planned around the blocks.

With 980 homes sharing all of this, ask which facilities will be ready when the first towers are handed over. Also ask how maintenance will be charged for a clubhouse of this size.
