Brigade Orchards Ebony

Brigade Orchards Ebony stands on the Spinal Road inside Brigade Orchards, off Boodigere Road and near NH 207, in Devanahalli, pincode 562110. This is the northern edge of Bengaluru, close to Kempegowda International Airport. The developer has not published distances, so this page does not quote any.

If you fly often, or work near the airport, the short run to the terminal is the main draw. City commutes are longer: Yelahanka and Hebbal are reached by road, and central offices lie further on. Drive the trip at your normal hours before you book, and try it on a Monday morning.

Day to day, the township itself carries much of the load. Retail spaces, a hospital and pharmacy, and sports grounds are planned inside Brigade Orchards, so small errands and a doctor's visit stay close. Devanahalli town has markets and routine services for anything else. Ask which of the township's facilities are already running and which are still to come.

Brigade Orchards Ebony has four layouts, quoted as built-up area. The standard three-bedroom homes are about 1,657 sq ft, starting at Rs. 1.60 Crore, and about 1,897 sq ft, starting at Rs. 1.83 Crore. Add a home office and the three-bedroom plan grows to about 2,014 sq ft, starting at Rs. 1.94 Crore. The four-bedroom home with a home office is about 2,365 sq ft, starting at Rs. 2.31 Crore.

On those figures every layout works out to about Rs. 9,700 per sq ft, so the rate barely changes with size. Even in an eight-floor block, ask whether higher floors cost more. Carpet areas have not been published.

This is an under-construction purchase, so GST applies, as do stamp duty and registration. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor and facing premiums
• Car parking and the number of bays
• Signature Club membership and any township charge
• Maintenance deposit
• GST as a separate line
• Stamp duty and registration
• Payment stages tied to construction

Brigade Orchards Ebony has no RERA number published by Brigade Group. Ask for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). Confirm that the entry is for this phase, not another part of Brigade Orchards, and that its completion date lines up with the 2028 possession date.

While the towers are being built, ask for:

• The RERA registration certificate for this phase
• Title and an encumbrance certificate for the land under the towers
• The sanctioned building plan
• A draft agreement for sale with the handover date and the delay penalty
• The approved lender list, if you need a home loan

At handover, ask for the occupancy certificate for your tower before you move in or pay the final instalment. Register the sale deed at the sub-registrar's office, then apply for the khata in your name. Keep every receipt and letter from the developer, in case the dates slip.

Brigade Orchards Ebony sets four towers of up to eight floors inside the 80-acre Brigade Orchards township, with the clubhouse, pool, courts and gardens shared by residents. The developer has not published an open-space share for Ebony itself, so ask for the sanctioned site plan. Pictures you are shown are renders as planned by the developer until the towers are finished.

A morning could begin on the yoga deck or the jogging track, followed by the gymnasium or a swim. Children have a play area and an indoor games area for rainy days, and older ones can head to the outdoor courts or the township stadium. The Signature Club is the social hub, for meeting neighbours and weekend plans.

Evenings suit a walk through the landscaped zen gardens. With a hospital, a pharmacy and shops inside the township, many routine trips need no car at all. A low-rise block of 232 homes also means shorter lift waits than a tall tower. Ask which amenities are shared with the whole township and what that does to the monthly maintenance charge.
