EIPL Apila

EIPL Apila is at Dall Mill, on the Narsingi to Gandipet Road, pincode 500089. Gandipet is on the western fringe of Hyderabad, next to the Osman Sagar reservoir, and it feels more open and green than the older suburbs. Narsingi and Kokapet are your nearest neighbours.

For work, the Financial District is the obvious draw, and it is reached by road from here. For longer trips across the city, you can get onto the Outer Ring Road without crossing the city. Shops, schools and hospitals are found in the localities around Gandipet rather than inside the project. The developer has not published distances to any of these places, so we do not give figures.

A completed project lets you test the daily routine for real. Drive to your office at your usual time, then do the trip home in the evening. Try a school run too, and look at where the nearest pharmacy and grocery store are. Check the condition of the approach road and the street lighting after dark, because those shape life on the fringe more than any brochure line does.

EIPL Apila has seven plans, all quoted as built-up area. The two-bedroom homes are about 1,395 sq ft at Rs. 90 Lakhs and about 1,410 sq ft at Rs. 91 Lakhs. The three-bedroom homes come in about 1,910, 2,160, 2,230, 2,240 and 2,665 sq ft. Their starting prices are Rs. 1.24, 1.40, 1.45, 1.46 and 1.73 Crore in that order. Carpet areas are not published.

Every plan comes to roughly Rs. 6,500 per sq ft on those figures. Since the project is complete, the flat on offer may be unsold stock or a resale, and the price may not match the list. Negotiate from the per-sq-ft rate rather than the headline figure.

No GST applies to a finished home with an occupancy certificate. Stamp duty and registration are payable on every purchase. Ask for a cost sheet showing:

• The agreed price and the area it covers
• Car parking and the bays included
• Maintenance arrears and the corpus deposit
• Society transfer fee, for a resale
• Stamp duty and registration charges

EIPL Apila has no RERA registration number on file. Ask EIPL Group or the seller whether it was registered, and if so, look up the entry on the Telangana RERA (TS-RERA) portal. A completed project may have been registered only for a later phase, so be sure the number covers your block.

Because the homes are finished, the documents are those of a ready purchase. Ask for:

• The occupancy certificate for your block
• The sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for the land
• The latest property tax receipt and any society dues statement
• For a resale, the seller's registered sale deed and the loan closure letter if the flat was mortgaged

Have a lawyer check the chain of title before you pay an advance. The purchase closes with a registered sale deed in your name. After that, get the municipal property tax record and the electricity connection transferred to you.

EIPL Apila stands on 6 acres, with seven blocks of nine floors spread across the land. The share of open ground has not been published, so walk the site and look at the gap between blocks and how much sunlight reaches the lower floors. Because the project is finished, what you see is what you get; any renders in old brochures were as planned by the developer and may differ.

A normal weekday could begin with laps of the jogging track, a workout in the gymnasium, or a quiet half hour in the yoga and meditation area. Children have a play area and the outdoor courts, and the landscaped gardens are where parents catch up in the evening.

For downtime there is a pool for a swim, a sauna and spa, and a library with a lounge for reading. The club lounge and the games room cover rainy afternoons, and the party area handles birthdays and small functions. Ask the residents' association how these are run, what the monthly maintenance is, and whether any facility is closed for repair.
