Five Summits Address is on Road No. 10 in the EPIP Zone, Whitefield, pincode 560066, facing the Sathya Sai Medical College and Hospital campus. The EPIP Zone is an office district, so for many residents the working day can begin with a short drive rather than a cross-city commute.

The developer has not published distances to specific offices, schools or stations, so none are quoted here beyond the hospital opposite the gate. Since the project was finished in 2017, the neighbourhood around it has had years to settle, and what you see on a visit is how daily life will look.

Test it the practical way. Drive from the gate to your workplace at your usual hour and back in the evening, since Whitefield traffic at peak times can turn a short distance into a slow trip. Map the school run at the time it actually happens. Walk the road outside after dark and note how easily cabs and delivery riders find the entrance. Retail spaces inside the campus can cover small errands, so ask which are open and trading today.

Five Summits Address was built in three home types, and all are sold out with the developer. The three-bedroom flat measures about 2,470 sq ft, the four-bedroom about 2,900 sq ft and the duplex about 3,000 sq ft, all as built-up area. A duplex is spread across two levels, which changes how the family uses the space and how the stairs affect older members.

There is no list price to fall back on now. The number that matters is the owner's asking price, which will move with the block, floor, facing and the condition of the interiors. Compare a few resale offers in the project before you settle on one.

Resale of a completed flat carries no GST. Stamp duty and registration apply on the agreed price. Before you sign, ask the seller for a written statement covering:

• The agreed price and the area it is based on
• Car parking bays that transfer with the flat
• Outstanding maintenance or utility dues, cleared before registration
• Association transfer charges and any sinking fund amount
• Stamp duty and registration on the full value
• Loan costs if you are financing the purchase

Five Summits Address has no RERA registration number published. You can search the Karnataka RERA website (rera.karnataka.gov.in) by project or promoter name, but for a finished home the building's own papers matter more than a RERA entry.

For a resale flat, ask the seller for:

• The occupancy certificate for the block
• The approved building plan showing the flat
• The seller's registered sale deed and the earlier title chain
• An encumbrance certificate covering at least the last 13 years
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the owners' association

If the seller still has a home loan, get the bank's foreclosure letter and agree how the original documents will be released at registration. Check that the block, floor and flat number match across every document. After you register the sale deed, transfer the khata and the electricity account into your name.

Five Summits Address puts five 12-floor blocks on 5 acres, with 224 homes in all. That is a lower, more spread-out layout than many newer projects, and it has been built and lived in since 2017. You can walk from your block to the pool and the courts and judge the distances yourself, instead of reading them off a drawing.

A morning might begin on the jogging track, move into the gymnasium and end with a swim. Children have a play area and an activity area, and older ones can take to the outdoor courts or the table tennis table after school. The landscaped gardens give everyone a green walk between the blocks.

The games room helps on rainy weekends, and the party area in the clubhouse takes care of birthdays and family functions. Retail spaces inside the campus cut down on quick trips out for small errands.

Since the facilities have been in use for years, ask the association which ones are working, which need repair and how the sinking fund stands. Upkeep decides how pleasant the clubhouse is, and it also shapes the maintenance bill you will pay each month.
