Fortius Under The Sun has its address on IVC Road, Devanahalli, pincode 562110. Devanahalli is a small, calm town roughly 40 km from Bengaluru, and NH-7 is the main road that carries you between the two. For most families that means the highway is the backbone of the week, whether for work, school runs or a weekend in the city.

Life here runs at town pace. The old fort area and the heritage sites tied to Tipu Sultan, who was born in Devanahalli, bring visitors on weekends, and big office and IT campuses are on the drawing board around the town. Those parks are plans, not open offices, so do not count on a short commute to them yet.

The developer has not published distances to schools, hospitals or particular employers, so we do not quote any. Before you commit, drive from the villa to your workplace at your normal hour and back in the evening. Then time the trip to the nearest school and clinic you would actually use. A villa this size is a long-term home, and the daily run matters more than the map.

Fortius Under The Sun has only four-bedroom villas, roughly 4,000 sq ft built up; no carpet area has been published. The starting price is Rs. 7.2 Crore, about Rs. 18,000 per sq ft on that area. The developer gives its own per-sq-ft rate only on request.

The listed finishes put marble or engineered marble in the main living rooms and the kitchen, with laminated wood in the bedrooms. Aluminium sliding windows stand 2.6 m tall. Each villa gets an 11 KW power supply, a video door phone and an intrusion alarm with a gas leak detector, plus covered parking at ground level. Check these against the villa you are shown.

As the homes are complete, GST should not apply once the occupancy certificate is in place. Stamp duty and registration are always payable. Ask for a cost sheet that shows:

• The price of the specific villa and the area it is charged on
• Any premium for a corner, park-facing or larger plot
• Clubhouse membership and the maintenance deposit
• Car parking included with the villa
• Stamp duty and registration on the full value

Fortius Under The Sun has no RERA registration number published. What the developer cites is a BBMP/BDA approval. Search the Karnataka RERA website (rera.karnataka.gov.in) under the project and Fortius Infra, and ask the developer in writing whether a registration exists or why it was not needed.

Since handovers began in December 2020, the papers that count prove the villa is finished, legally occupied and cleanly titled. Ask for:

• The occupancy certificate covering your villa
• The sanctioned plan and the approved layout for the 30 acres
• The land conversion order for the site
• Title documents and an encumbrance certificate for your plot
• The khata and the latest property tax receipt
• A draft sale deed for your review

A finished villa is bought on a sale deed, not an agreement to sell. If you buy from an existing owner, add their registered deed and a no-dues letter from the residents' association. After registration, have the khata moved into your name along with the power and water connections.

Fortius Under The Sun lays 145 villas over 30 acres, with the clubhouse, courts, lawns and gardens shared by every household. The developer has not published an open-space percentage, so ask for the sanctioned layout and see how much ground is left green. Images shown during a visit are renders as planned by the developer unless the space is plainly built.

Because the community is complete, you can test the day for yourself. Mornings could begin on the jogging track or in the room set aside for yoga, meditation and aerobics, with the gym and the pool in the clubhouse for anyone who prefers indoors. Children have a kids' play area, an activity area and a general play zone, and older ones can use the basketball and badminton courts and the other outdoor courts.

Weekends lean outdoors. There is an amphitheatre for community events, lawns, landscaped gardens, BBQ areas for a slow evening and a party area for family functions. A games room covers the rainy days, and retail spaces inside the community cut down small errands. CCTV cameras and security around the clock, backed by an intercom, are part of the plan. Ask residents which facilities are well run today and what the monthly maintenance covers.
