G Corp Mahalakshmi has its address on 3rd Main Road in Sahakara Nagar, spanning Block A and Block C, pincode 560092. This is an older residential part of north Bengaluru, laid out long before the current wave of towers. Streets, shops, clinics and bus routes are in place today rather than promised.

What that means for your day is simple. Groceries, a pharmacy or a quick meal are likely to be a short walk or auto ride away, and you are not waiting for a new road or a mall to open. The trade-off is that inner lanes carry city traffic, so the commute to a far-off office can take longer than a map suggests.

The developer has not published distances to schools, hospitals, offices or transit, so we do not quote any. Since the building has been lived in since 2019, you can test the area for yourself. Walk the block in the evening, drive to your workplace at your normal hour, and ask a resident how long the school run takes. Check the noise level on the side of the building your flat faces, since a busy lane and a quiet one can be just metres apart.

G Corp Mahalakshmi was built in six layouts, all quoted as built-up area; carpet areas are not published. Three-bedroom plans measure about 1,775, 1,905, 2,080 and 2,508 sq ft. The 1,775 sq ft plan is marked sold out, so the developer offers the other three, from Rs. 1.81 Crore, Rs. 1.97 Crore and Rs. 2.26 Crore. Four-bedroom plans measure about 2,097 and 2,134 sq ft, from Rs. 1.99 Crore and Rs. 2.02 Crore.

On the entry plan the rate is about Rs. 9,500 per sq ft, and the largest 3 BHK falls to about Rs. 9,000. These are starting figures, and on a four-floor building the spread between floors is small, so facing and the view will drive most of the difference.

No GST applies to a home that already has its occupancy certificate. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that lists:

• The price of the exact flat, with its tower and floor
• The area the price is charged on, built-up and carpet
• Car parking included and whether it is covered
• Maintenance deposit and any pending dues
• Stamp duty and registration on the full value

G Corp Mahalakshmi has no RERA registration number published by the developer. Look it up on the Karnataka RERA website (rera.karnataka.gov.in) under the project name and G Corp Group, and ask the developer in writing whether it was registered. For a building handed over in 2019, though, the completion papers carry more weight.

If you are buying one of the flats still held by the developer, ask for:

• The occupancy certificate for your tower
• The sanctioned building plan with your flat marked
• Title documents and an encumbrance certificate for the 1.75 acres
• The khata for the flat and the most recent tax receipt
• A draft sale deed to review before you pay

If you are buying from an owner, add their registered sale deed, an encumbrance certificate for the years since, and a no-dues letter from the association. Make sure the tower, floor and flat number read the same on every paper. A finished home is bought on a sale deed, and after registration you apply to move the khata into your name.

G Corp Mahalakshmi is modest by design: two four-floor towers on 1.75 acres, with 68 homes between them. The developer has not published an open-space share, so ask for the sanctioned site plan and see how the blocks, the garden and the facilities divide the ground. Because everything here is built, what you see on a visit is what you get.

A normal weekday might begin with a lap of the jogging track or an hour at the gym before work. Children head to the kids' play area or the activity zone after school, and the outdoor courts give older ones somewhere to play. When it rains, the games room and a table tennis table keep the evening going indoors.

The swimming pool and the clubhouse are the places neighbours tend to meet, and a party area handles birthdays and small family functions. Landscaped gardens soften the space between the two towers. Retail spaces inside the community save a trip out for small things. In a project this size, the association makes or breaks the experience, so ask to see recent maintenance accounts and how the pool and clubhouse are kept.
