Gem Park Address has plots in Mahal Chowdadenahalli, under Kuthaganahalli Post and just off NH 207, at the Sarjapur end of the Sarjapura Road corridor. The address gives two pincodes, 562123 and 562125, so check which one your sale papers use.

This is the outer edge of the city rather than an established inner suburb. Day to day, that usually means driving for most errands and relying on the main road for the trip into Bengaluru. The developer has not published distances to schools, hospitals, offices or bus routes, so we do not quote any.

Because the layout is built, you can judge the location for yourself before you buy. Drive from the layout to your workplace at your normal hour, then do the return trip in the evening. Find the nearest school, clinic and grocery you would really use and time each trip. Think a few years ahead too, since you will be living here only after your house is built. Ask the developer where your plot lies in the layout, as a plot near the entrance and one at the back can feel quite different.

Gem Park Address sells land, not a finished home, so there is no floor plan from the developer. Two plot sizes are offered. A 30x40 ft plot measures about 1,200 sq ft and starts at Rs. 34 Lakhs, which is about Rs. 2,800 per sq ft. A 30x50 ft plot measures about 1,500 sq ft and starts at Rs. 43 Lakhs, about Rs. 2,900 per sq ft.

The house you can put up covers less ground than the plot once the setbacks on each side are applied. The permitted floors and setbacks have not been published, so confirm them with the sanctioning authority before you budget for construction. Budget for the construction itself on top of the plot price.

A plot sale carries no GST; stamp duty and registration are due on the price. Ask for a cost sheet that shows:

• The price of your plot number and its exact dimensions
• Any premium for a corner, park-facing or east-facing plot
• Clubhouse membership and the maintenance deposit
• Charges for water, power and drainage connections
• Stamp duty plus registration on the full value

Gem Park Address has no RERA registration number published by the developer. Search the Karnataka RERA website (rera.karnataka.gov.in) under the project name and Address Makers, and ask the developer in writing whether the layout was registered. For land, the approval papers matter as much as the registration.

Before you pay a booking amount, ask for:

• The conversion order from agricultural to residential use
• The approved layout plan showing your plot number
• The release order for your plot from the planning authority
• Title documents and an encumbrance certificate for the land
• The khata for your plot and the latest tax receipt

Check that the plot's measurements on the ground match the layout plan and the draft sale deed. A finished layout is bought on a sale deed, registered at the sub-registrar's office. After registration, apply to move the khata into your name, keep the tax paid each year and file your house plan for sanction before you build.

Gem Park Address divides 16 acres into 260 plots in two sizes, with a shared amenity area serving the whole layout. The developer has not published an open-space share, so ask for the approved layout plan. Check your plot number against it and see how far it lies from the clubhouse, the parks and the main gate.

Once your house is up, a normal day could start with a run on the jogging track or a session in the gym at the clubhouse. Children have a kids' play area and an activity area close to home, and the outdoor courts give older ones somewhere to play after school. Landscaped parks break up the rows of houses and give you somewhere to walk in the evening.

For rainy days there is a games room, and the party area is there for birthdays and family functions. Because this is a plotted layout, how busy it feels depends on how many owners have built. Walk the lanes and see how many houses are finished and lived in. Ask what the monthly maintenance is and what it covers, since you will pay it from the day you buy.
