Gera World of Joy stands at Survey No. 22/70, Chokhi Dhani Road, Ubale Nagar, Wagholi, pincode 412207. The project is marketed under Kharadi, and it is on the Wagholi side of that belt in east Pune.

Kharadi and Wagholi have grown as a housing corridor over the last several years, attracting families who want a bigger home for the money than the older parts of the city offer. The developer has not named nearby offices, schools, hospitals or stations, so we give no distances. Since the project is finished and occupied, the best test is a real one. Drive from the gate to your workplace at your normal hour and come back in the evening traffic.

For daily life, map the schools, clinics and grocery shops your household would use and time each trip from the site. Ask residents where they shop and which schools their children attend; in a completed community, they are the best guide.

Across 20 acres and seven towers, the walk from your tower to the gate can vary a lot. Check where the unit you are considering is placed in the layout, how far it is from the main entrance, and how the approach from Chokhi Dhani Road handles traffic at peak hours.

Gera World of Joy was built in four home types, and only one is still offered by the developer:

• Studio, semi-furnished: about 241 sq ft, Rs. 33.9 Lakhs
• 2 BHK Grand: about 634 sq ft, sold out
• 3 BHK Prime: about 842 sq ft, sold out
• 3 BHK Grand: about 1,003 sq ft, sold out

The studio works out to about Rs. 14,100 per sq ft. Small units always carry a higher rate per sq ft, so compare it with other studios rather than family flats. The sizes read like carpet areas, which is how Pune projects usually quote, but confirm the basis.

For the sold-out homes, you would buy resale. Check the asking price against recent sales in the same society, and see the flat's condition for yourself.

A finished home with an occupancy certificate carries no GST. Maharashtra stamp duty and registration apply on every purchase. Ask for a cost sheet or a seller's statement that lists:

• Agreed price and the area it covers
• What the studio furnishing includes
• Car parking, if any
• Society transfer charges and maintenance dues
• Stamp duty and registration

Gera World of Joy is registered with MahaRERA in five phases: S (P52100022499), C (P52100022522), L (P52100022530), D (P52100022598) and M (P52100022744). Find out which phase your unit falls in, then check that entry on maharera.maharashtra.gov.in for the approved plans and completion filings.

For a studio bought from the developer, ask for:

• The occupancy certificate for the tower
• The approved building plan showing the unit
• Title documents and an encumbrance search for the land
• A draft agreement for sale that lists the furnishing

For a resale flat, the checks shift to the seller and the society:

• The seller's registered agreement or deed and the chain of earlier sales
• The society share certificate and a no-objection and no-dues letter
• Latest property tax and electricity bills
• Proof that any home loan on the flat is closed

On completion, register the sale at the sub-registrar's office, pay stamp duty and registration, and have the society record the transfer. Then move the property tax and electricity accounts into your own name.

Gera World of Joy spreads seven 12-storey towers over 20 acres. That is mid-rise living with a lot of ground between buildings, which you can walk and judge for yourself, since the project is complete. The developer has not published an open-space share, so ask the society or the sales office for the site plan.

Days here can start outdoors. The jogging track and cycling track suit an early run or ride, and the yoga and meditation area is there for a quieter start. Children can use the skating rink and the futsal court after school, and a creche looks after the youngest while parents work.

Evenings might bring a session in the music room, which is not a common feature in projects of this size. The amphitheatre hosts community events and festivals, and gives residents a place to gather at weekends.

The amenity list is shorter than in many new launches, and it leans towards outdoor space rather than a large clubhouse. Ask the residents' society which facilities are in regular use and in good condition. Get the current monthly maintenance charge, and check what it pays for, before you commit to a purchase.
