Godrej Air NXT

Godrej Air NXT has its address at No. 365, Seetharampalya, Hoodi, pincode 560048. Hoodi runs into Whitefield, one of the main office corridors of east Bengaluru, so many residents here work close by rather than across the city.

What that means in practice is that the weekday commute can be short if your office is on this side of town, and much longer if you work in the south or the centre. Inner roads in this belt get crowded at peak hours, so the distance on a map is a poor guide to the time it takes.

The developer has not published distances to schools, hospitals, stations or offices for this tower, so we do not quote any. Since the building has been occupied from 2023, you can test the location yourself. Drive to your office at your normal hour and back in the evening. Time the trip to the school and clinic your family would use. Ask a resident how the school run goes and where people shop for groceries. Check the side of the tower your flat faces for road noise.

Godrej Air NXT was built in four plans, all quoted as built-up area; carpet areas have not been published. The three-bedroom range starts with the Smart plan near 1,570 sq ft. Next is the Comfort plan near 1,716 sq ft, then the Large plan near 1,817 sq ft. A penthouse of roughly 3,181 sq ft is the largest home. The developer has sold all four.

With no developer stock left, value is set by the resale market. Compare recent sales of the same plan in the tower, and adjust for floor, facing, view and condition. Look at the fittings, balconies and any damp before you negotiate, since the flat will have been lived in.

A resale of a finished flat carries no GST; stamp duty and registration are due on the agreed value. Before you agree a price, ask the seller for:

• The agreed price and the area it is quoted on
• Details of the parking allotted to the flat
• Any home loan on it and the bank's closure letter
• Maintenance paid up to date and any transfer fee
• An estimate of stamp duty and registration on the full value

Godrej Air NXT has no RERA registration number published by the developer for this tower. Search the Karnataka RERA website (rera.karnataka.gov.in) under the project name and Godrej Properties; an entry would show the approved plan and the declared completion date. For a resale buyer, the completion papers and the seller's title carry the most weight.

Before you pay a token amount, ask for:

• The occupancy certificate for the tower
• The sanctioned building plan with the flat marked
• The seller's registered sale deed and first agreement
• An encumbrance certificate for the years since that sale
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the owners' association

If the seller has a loan on the flat, the bank must release the original papers before registration. Make sure the floor and flat number match across every document. You sign a fresh sale deed at the sub-registrar's office, then move the khata, power and water accounts into your name.

Godrej Air NXT is one 17-storey tower on 1.9 acres, shared by 109 households. Everyone passes through one gate and one lobby, which tends to make neighbours familiar faces. The developer has not published the open-space share, so ask for the approved site plan and walk the grounds.

A weekday might open with a run on the jogging track, a workout in the gym or a swim before work. Children have a kids' play area, and older ones can use the basketball court and the other outdoor courts once school is done. Table tennis and a games room cover the rainy evenings.

Weekends slow down around the landscaped gardens, the clubhouse and the spa and sauna. Family functions and birthdays go to the party hall. In a single tower, lifts matter more than any amenity, so ask how many serve the building and how long the wait is at peak hours. Ask too what the monthly maintenance is and what it covers, since fewer homes share the running costs.
