Godrej Ananda Phase 2 has its address at Gummanahalli, in the Bagalur area on the northern edge of Bengaluru, pincode 562149. This part of the city has seen a wave of large apartment projects in recent years, so you will be moving into a growing suburb rather than an old, settled neighbourhood.

In daily terms, that usually means driving or taking a cab for most errands and for the trip into the city. Newer suburbs often gain shops, schools and clinics over time, but judge the area on what is open today, not on what is promised.

The developer has not published distances to schools, hospitals, offices or transit, so we do not quote any. The towers are now occupied, which means you can test the location for yourself. Drive from the gate to your office at the hour you would normally leave, and make the return trip in the evening. Find the school, the clinic and the grocery store you would really use, and time each trip. Ask a resident how long the school run takes. With 806 homes on one site, watch the gate and the approach road at peak hours too.

Godrej Ananda Phase 2 was built in four layouts, all quoted as built-up area; carpet areas have not been published. The smallest home is a studio near 436 sq ft, then a two-bedroom flat near 896 sq ft and a three-bedroom flat near 1,229 sq ft. The 3 BHK Jodi, near 1,409 sq ft, pairs a 2 BHK with a studio next door. The developer has sold every one.

Resale prices here follow the market rather than the launch list. Compare recent registered sales of the same layout in the same tower, and adjust for floor, facing, view and condition. For a Jodi home, check how the two units were joined and whether the change was approved.

A resale of a finished flat carries no GST; stamp duty and registration are due on the agreed value. Before you agree a price, ask the seller for:

• The agreed price and the area it is quoted on
• The parking allotted to the flat, if any
• Any home loan on the flat and the bank's closure letter
• Maintenance paid up to date and any transfer fee
• An estimate of stamp duty and registration on the full value

Godrej Ananda Phase 2 has no RERA registration number published by the developer for this phase. Search the Karnataka RERA website (rera.karnataka.gov.in) under the project name and Godrej Properties; the entry would show the approved plan, the site area and the declared completion date. For a resale buyer, the completion papers and the seller's title matter most.

Before you pay a token amount, ask for:

• The occupancy certificate for the seller's tower
• The sanctioned building plan with the flat marked
• The seller's registered sale deed and first agreement
• An encumbrance certificate for the years since that sale
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the owners' association

For a Jodi home, confirm whether the deed and khata cover one unit or two. If the seller has a home loan, the bank must return the original papers before registration. You sign a new sale deed at the sub-registrar's office, then move the khata, power and water accounts into your name.

Godrej Ananda Phase 2 has three towers of 29 floors holding 806 homes on a site given as 2 acres, so this is high-density living. The developer has not published an open-space share, so ask for the sanctioned plan, confirm the site area and see where your tower stands against the gate and the clubhouse.

An ordinary morning could begin on the jogging and skating track or in the gym, followed by a swim. Some residents use the space set aside for meditation, zumba and other activities. If you work from home, the business centre gives you a desk away from the flat. After school, children head for the kids' play areas and the sports courts.

Evenings and weekends lean on the shared spaces. The mini theatre suits a family film, the games room covers wet days, and the amphitheatre and party areas take celebrations and community events. Landscaped gardens offer a quieter walk between the towers. In buildings this tall and this full, lifts matter more than any amenity, so ask how many serve each tower and how long the wait is at peak hours. Ask too what the monthly maintenance covers.
