Godrej Eternity stands on Holiday Village Road in Mallasandra, inside Vakil Garden City, just off Kanakapura Main Road, pincode 560062. Sri Kumaran's School is close by and is the landmark most people use when giving directions. This is the southern edge of the city, with more open land around it than the older neighbourhoods.

For work and weekends, the NICE corridor close by lets you reach Mysore Road, Bannerghatta Road or the Electronic City offices without crossing the city centre. For shopping and family visits, JP Nagar, Banashankari and Jayanagar are a drive away. The developer has not published distances, so none are quoted here.

The wider area also holds the Art of Living ashram, and the neighbourhood has its own schools, hospitals and malls. Before you buy, drive to your office at the hour you would really leave, and time the return in the evening. Look at the school-hour traffic on Holiday Village Road too, since a school on the approach can slow your mornings.

Godrej Eternity was built in seven plans, all quoted in built-up area. There is a single one-bedroom plan of 891 sq ft. Two-bedroom homes come in four versions, of 1,017, 1,086, 1,177 and 1,308 sq ft. Three-bedroom homes come in 1,492 and 1,938 sq ft. Carpet areas are not published, so measure the flat or ask the owner.

No developer price exists now that every unit is sold. What you pay depends on the seller, the block, the floor, the facing and the flat's upkeep since 2019. Compare recent registered sales here before you make an offer.

As built, living and dining rooms have marble flooring and master bedrooms have laminated wood. Kitchens have granite counters and steel sinks, and windows are aluminium with mosquito mesh. A resale carries no GST, while stamp duty and registration are payable. When you agree terms, write down:

• The final price and the advance paid
• The parking bay tied to the flat
• Maintenance cleared to the date of sale
• Transfer of any corpus or sinking fund share
• Association transfer fee and who bears it
• Fittings and furniture included in the sale

Godrej Eternity has a BBMP/BDA approval listed for it. No RERA number has been published for it. You can still search the Karnataka RERA website, rera.karnataka.gov.in, for any registration covering the project. With the homes complete, your focus should be on the papers of the specific flat and its seller.

Ask the owner for these before paying an advance:

• The registered sale deed in the seller's name
• The occupancy certificate for the block
• Khata certificate and extract in the seller's name
• Recent property tax receipts
• An encumbrance certificate for the period of ownership
• A bank closure letter and original documents, if a loan was taken
• A no-dues letter from the residents' association

Have a lawyer check the chain of title back to the developer's sale, and confirm the flat matches the approved plan. Then sign a sale agreement that sets the price, the advance and the registration date. Once the sale deed is registered, apply for the khata transfer in your name. Move the electricity and water accounts across as well.

Godrej Eternity arranges 16 blocks across 18 acres, with the clubhouse, pools, courts and a cricket pitch shared by 889 households. Since the campus is finished, you can walk it and see how the blocks face each other and where the gardens run.

A morning could start on the walking and cycling track or the acupressure pathway, then continue with yoga, aerobics or the gym. Small children can spend the day at the creche. After school, the tennis, basketball and indoor badminton courts, the cricket pitch and the kids' pool keep older ones busy.

Indoors, there is table tennis, billiards, chess, carrom and a cards room, along with a music room and a small theatre. If you work from home, the business centre offers video calls in a quiet room. Laundry service and shops inside the gates take care of daily chores.

Evenings can end at the barbecue area or in the hammock seating, and larger gatherings fit the multipurpose hall or party hall. With so many facilities, ask the association for the monthly maintenance charge and which amenities are fully working today.
