Godrej Greens

Godrej Greens is in Undri, a residential locality in the south of Pune. No street address or pincode has been published for the project, so ask the developer or the seller for the exact location before your visit.

Undri's appeal is its road links. By car you can get to Hadapsar and to Phursungi, with its IT park, which suits people who work on that side of the city. NIBM Annexe, Wanowrie and MG Road are within driving range as well, while Bibvewadi and the Katraj bypass road connect you to other parts of Pune. The developer has not published distances or drive times, so we give none.

Since the project has been finished for years, the real test is easy. Drive from the gate to your workplace at your normal hour and come back in the evening. Time the school run and a trip to the nearest hospital too.

Undri has grown quickly, and its approach roads can get crowded at rush hour. Visit on a weekday morning to see how long it takes to reach the main road. Ask residents which routes they use to avoid the worst of the traffic and how long their own commutes take.

Godrej Greens has two home types:

• 2 BHK: about 563 to 629 sq ft
• 3 BHK: about 737 to 930 sq ft

The sizes are stated without a basis. Pune projects often quote carpet area, so confirm which measure applies before you compare prices with other projects.

Prices are quoted from Rs. 41 Lakhs, and plan-wise rates are given only on request. We cannot work out a rate per sq ft from that, so get a written quote on the exact flat. Many flats here will be sold by owners rather than the developer, since handover was in 2020. In that case, compare the asking price with recent sales in the same society.

A finished home with an occupancy certificate carries no GST. Maharashtra stamp duty and registration apply to every purchase. Ask for a cost sheet or seller's statement that shows:

• Agreed price and the area it covers
• Car parking allotted to the flat
• Society transfer and maintenance charges
• Any pending dues on the flat
• Stamp duty and registration

Inspect the actual flat, not a model, and list any repairs in writing.

Godrej Greens has no RERA registration number on file, and is said to hold every approval it needs. A statement is not proof, so ask for the papers. You can also search the MahaRERA website, maharera.maharashtra.gov.in, in case any phase was registered.

For a flat bought from the developer, ask for:

• The occupancy certificate for your building
• The approved building plan showing your unit
• Title documents and a search report for the 15 acres
• A draft agreement for sale with the carpet area stated

For a resale flat, the checks move to the seller and the society:

• The seller's registered agreement and any later sale deeds
• The society share certificate and a no-dues letter
• Latest property tax and electricity receipts
• Proof that any home loan on the flat has been repaid

On completion, register the sale at the sub-registrar's office and pay stamp duty and registration. Then have the society record the transfer, and move the property tax account and the electricity meter into your name.

Godrej Greens covers 15 acres, which is a lot of ground for compact flats. The developer has not published the number of towers, homes or the open-space share. Since the project is complete, walk the whole site and ask the society for the layout, so you know how the buildings, clubhouse and garden fit together.

A day here could begin at the yoga plaza or in the gym, with a swim in the main pool before work. Children have their own pool and play areas, so a hot afternoon has an easy answer. The games room and the multipurpose hall cover rainy days and family events.

Evenings might mean a walk through the garden or a coffee at the cafeteria. The amphitheatre can host community events, which are part of life on a campus of this size.

The flats also come with practical features. Inverters, a video door phone and intercom, an RO water filter, piped gas and solar water heating in one bathroom are all listed. After several years of use, ask the society what the monthly maintenance charge is, and look at the state of the pools and the clubhouse before you agree a price.
