Godrej Park Retreat Phase 2 is a 4.88-acre, almost fully booked apartment project by Godrej Properties on the Kodathi stretch of Sarjapura Road, Bangalore, due for completion in June 2028. Its registration covers 563 flats in six towers lettered J, K, L, M, N and P. By the July 2026 progress report, 562 of those flats had been sold and the build had reached 95%.
Two-bedroom homes make up the bulk, with 326 flats, while 220 are three-bedroom units and only 17 are one-bedroom. A typical 2 BHK measures about 679 sq ft inside the walls, roughly 1,103 sq ft on a saleable basis. Three-bedroom plans range from about 845 to 914 sq ft of carpet.
The towers come in two heights: J, K and L climb to 27 floors, while M, N and P stop at 15, each above a stilt level and a single basement for parking. Each flat gets one covered car park.
This phase extends the campus started by Godrej Park Retreat, the earlier phase, and shares its clubhouse and grounds. Fresh bookings are practically over, so most homes here will change hands as resales. The roomier plans suit families working along Sarjapur Road.

Godrej Park Retreat Phase 2 has very little left to sell: the July 2026 report to Karnataka RERA lists 562 of 563 flats as booked. The one unbooked home in that report was a 3 BHK in Tower P, so ask us to check whether it has gone since.
Godrej Properties publishes no current price list for this phase. Most buyers now deal with owners selling an allotted flat, at a figure the two sides settle between them. Floor, facing and the stage of payments shape that figure, and registration costs come on top.

Godrej Park Retreat Phase 2 carries Karnataka RERA registration PRM/KA/RERA/1251/446/PR/130723/006056, approved on 13 July 2023. The promoter is Godrej Properties Limited, which holds the land outright. The Bangalore Development Authority sanctioned plan number BDA/TPM/DLP-09/20-21/28/2022-2023 on 3 April 2023.
Clearances on file with the registration include fire, airport authority, BESCOM, BSNL, pollution control consent and a state environmental clearance. Phase 1 holds a different registration, so confirm the number on any agreement before you pay.
Godrej Park Retreat Phase 2 Construction Status
Godrej Park Retreat Phase 2 construction status: work was 95% done in the progress report filed on 13 July 2026. Towers M, N and P were reported fully built, J and L at 98%, and K at 97%. Completion is registered for 1 June 2028; the occupancy certificate is still awaited.
