Godrej Reflections stands on 7th Main Road off Haralur Road, in Ambalipura, Harlur, pincode 560102. This is the corner of south-east Bengaluru where Sarjapur Road meets the Outer Ring Road, and it has grown into a busy mix of homes, offices, IT parks, malls, schools and hospitals. The developer has not published distances to any of these, so we give none.

For people who work in the tech parks along the Outer Ring Road, this address can mean a short daily trip. The Sarjapura-Attibele Road gives you a route out to Whitefield and to Electronic City, and Marathahalli and Koramangala are reachable by road. All of these routes carry heavy office traffic, so a short distance can still take a long time at rush hour.

Because the towers are finished, test real life before you decide. Drive from the gate to your office on a weekday morning and come back at dusk. Check how easy it is to get from Haralur Road onto the main roads, how much traffic noise reaches your side of the tower, and whether cabs and deliveries find the gate easily.

Godrej Reflections has sold every flat through the developer, so this is a guide to what exists and what a resale buyer should check. Five plans were built, with sizes quoted as built-up area. The one-bedroom is near 752 sq ft and the two-bedroom near 1,259 sq ft. For three bedrooms there is a plan near 1,645 sq ft and a Comfort plan near 1,752 sq ft, and the four-bedroom is near 2,368 sq ft.

No price list exists now, so compare recent resale deals in the same towers for the size you want. Ask the seller for the carpet area from the original agreement, and for the floor plan of the flat itself, since owners sometimes change interiors.

A resale of a completed home carries no GST, while stamp duty and registration are charged on the agreed value. Before paying an advance, collect:

• The seller's registered sale deed and original agreement
• Receipts showing full payment to the developer
• Car parking allotment for the flat
• A no-dues letter from the owners' association
• A loan closure letter if the flat is mortgaged

Godrej Reflections is listed with BBMP or BDA approval and RERA registration, though the RERA number itself has not been published. The seller's original agreement for sale should carry it. Look it up on the Karnataka RERA website (rera.karnataka.gov.in) and make sure the promoter, phase and tower match the flat you are buying.

For a completed home, what matters is clean title and a legal building. Ask the seller for copies of:

• The occupancy certificate for the tower
• The approved building plan covering the flat
• Khata in the seller's name and the latest property tax receipt
• An encumbrance certificate showing no loans or claims
• The registered sale deed from the developer to the seller

Match the owner's name across the khata, the tax receipt and the sale deed. If a bank holds the original documents against a loan, agree in writing how and when they will be released. Once your own sale deed is registered, apply for the khata transfer and move the electricity and water accounts into your name.

Godrej Reflections places 265 homes in two 20-floor towers on a campus of 12.5 acres in this phase. For that many flats, the ground feels open. The developer has not published the share of land kept open, so walk the grounds and see how the towers, the clubhouse and the gardens are arranged. Brochure pictures are renders as planned by the developer.

A typical day could start in the gym, or with laps of the jogging track before work. The swimming pool is there for a morning or evening swim, and a health centre within the clubhouse is useful for routine checks. Children have a play area and a kids' play area, and older ones can head to the basketball court or the outdoor courts.

Wet evenings are for billiards and the games room, and family functions go to the party hall. The landscaped gardens suit a slow walk after dinner, and the retail spaces handle small errands without a drive. Since residents have used these facilities since 2020, check their condition in person and ask the owners' association about the monthly maintenance charge and any pending levies.
