Godrej Royale Woods faces the service road of the Bengaluru-Hyderabad highway at Boovanahalli, pincode 562110, in the Devanahalli belt north of the city. Several big apartment communities have come up along this stretch. The developer has not named nearby landmarks or given distances, so we do not quote any.

A highway address has two sides. Getting onto a fast road is easy, which helps for trips north to the airport side or south towards the city. On the other hand, highway traffic brings noise, and crossing or turning across it at peak times can be slow. Daily errands will mostly need a car or a cab, though the retail spaces in the campus cover small needs.

Since the homes are finished, test the real commute. Leave at your normal hour on a weekday, drive to work and back, and note how long the service road takes to join the highway. Stand on the balcony of the flat you are shown and listen for traffic noise, especially in towers nearest the road.

Godrej Royale Woods has sold every home through the developer, so this is a guide to what was built and what to check on a resale. There are three plans, with built-up areas: a studio close to 432 sq ft, a two-bedroom close to 950 sq ft and a three-bedroom close to 1,150 sq ft. Ask the seller for the carpet area from the original agreement.

The studio launched at Rs. 24.99 Lakhs, about Rs. 5,800 per sq ft. That figure is a reference only. Owners now set their own prices, so compare recent deals for the same plan and adjust for floor, facing, road noise and the state of the flat.

A resale of a completed flat carries no GST, while stamp duty and registration are due on the agreed value. Before you pay a token amount, collect:

• The seller's registered sale deed and original agreement
• Receipts showing the developer was paid in full
• The car parking allotment, if any
• A no-dues letter from the owners' association
• A loan closure letter if the flat is mortgaged

Godrej Royale Woods still lacks a published RERA registration number. The owner's agreement for sale should quote it. Search for it on the Karnataka RERA website (rera.karnataka.gov.in) and confirm that the promoter and the tower match the flat you are buying.

For a finished home, the checks are about title and a legal building. Ask the seller for:

• The occupancy certificate for the tower
• The approved building plan covering the flat
• Khata and the latest property tax receipt in the seller's name
• An encumbrance certificate showing no loans or claims
• The registered sale deed from the developer to the seller

Match the seller's name across the khata, the tax receipt and the sale deed. If a bank holds the originals against a home loan, agree in writing how and when the loan will be closed and the papers released. After you register your own sale deed, move the khata, electricity and water accounts into your name, and register with the owners' association.

Godrej Royale Woods packs six towers of 19 floors onto 13 acres, with 1,678 homes in all, so the buildings stand fairly close together. The share of open land has not been published, so walk around and see how the towers, the club and the gardens fit on the site. Any brochure pictures are renders as planned by the developer.

Mornings could start with a run on the tree-lined jogging track or a session in the gymnasium, then a swim before work. The health centre is useful for small medical needs, and the outdoor sports courts suit evening games. When it rains, the indoor E Zone games room keeps children and teenagers busy.

The gardens are planted with ten varieties, which makes an evening walk more varied than a single lawn. Weekends can bring a barbecue at the BBQ and camping site or a show at the amphitheatre. The club lounge suits a quiet coffee, and the party area takes care of celebrations. With so many households, visit at a busy hour and ask the owners' association about the maintenance charge and booking rules.
