Godrej Tiara stands at Goraguntepalya, Yeshwanthpur, Bengaluru 560022. This is a long-established mix of homes and industry in the north-west of the city, not a new growth corridor. Buses, shops, clinics and schools are already part of the area, so you are not waiting on promised infrastructure to make daily life work.

The developer has not published distances to stations, offices, schools or hospitals, so we do not quote any. Plan your own trial run instead. Drive from the site to your office at your usual morning hour and back in the evening, and time the school run for your children. In an older, busier area the approach roads often matter more than the distance on a map.

Inside the project, 350 households will share the entry and exit points on a 5-acre site. Visit at peak hour to see how the surrounding lanes cope with traffic, trucks and parked vehicles. Ask the developer where the main gate and the visitor parking will be, and which side of your tower faces the road, since that decides how much noise reaches your flat.

Godrej Tiara offers three layouts, all quoted as built-up area. The standard 3 BHK is about 2,120 sq ft. Adding a study takes the 3 BHK to about 2,527 sq ft, and the 4 BHK with a study is about 2,941 sq ft. Carpet areas have not been published, so ask for them, because the gap between built-up and carpet decides how much usable room you get.

Starting prices are Rs. 3.5 Crore, Rs. 4.15 Crore and Rs. 4.85 Crore for the three layouts. That is about Rs. 16,500, Rs. 16,400 and Rs. 16,500 per sq ft, so the rate barely changes with size. These are base figures for lower floors; a high floor in a 30-storey tower will cost more.

Since the building is under construction, GST applies to the construction portion. Stamp duty and registration are payable at registration on top of the price. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise and facing premiums for your unit
• Car parking, and how many bays are included
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration

Godrej Tiara has no RERA registration number published by the developer. Ask Godrej Properties for it and look it up on the Karnataka RERA portal at rera.karnataka.gov.in before you pay a token. Check that the unit count and completion date on the portal match what the sales team tells you.

With construction still going on, there is no occupancy certificate yet. At booking, ask for:

• The RERA registration certificate
• The sanctioned building plan showing your tower and floor
• Title documents, khata and a recent tax receipt for the 5-acre land
• An encumbrance certificate for the land
• The draft agreement for sale with the handover date and delay penalty
• The construction-linked payment schedule

Visit the site before each instalment and compare the progress with the 2030 target. At handover, ask for the occupancy certificate for your tower, register the sale deed in your name and transfer the khata. Keep copies of every document and every email exchanged with the developer.

Godrej Tiara puts three towers of 30 floors on 5 acres, with 350 homes between them. The developer has not published the share of land left open, so ask for the approved site plan to see where the towers, the clubhouse and the gardens will go. Start the day on the meditation and yoga deck or in the gymnasium, then cool off in the infinity swimming pool. If you work from home, the business hub gives you a desk and meeting space away from the family. Children can use the kids play area and the sports courts after school, while the indoor games area covers the monsoon afternoons.

In the evening, the jogging track runs through the landscaped gardens, and the amphitheatre can host a community show. The rooftop cinema is the unusual feature here, a screening with the city lights around you. The clubhouse lounge and the spa, salon and wellness area handle the quieter hours, and the celebration hall takes family functions. Ask which facilities open with the first tower and what monthly maintenance will cover.
