You will find it in Hoodi village, on the Whitefield Main Road stretch that runs past the Phoenix Market City mall, so the neighbourhood is fully built up and busy. You live beside a big mall and within the area's tech parks, and the clubhouse, pool, squash and basketball courts and creche are already running. Because it is a finished project, what you see on a visit is what you get, which removes the construction risk that newer launches carry.

This suits a family that wants a large three-bedroom home in east Bengaluru, would rather move in immediately than wait for a new tower, and values a busy, well-served location. Getting around from Godrej United

Godrej United stands in Hoodi village, part of Krishnarajapuram Hobli in Mahadevapura, pincode 560048, with the flats fronting the main Whitefield road beside a large mall. This is the working heart of east Bengaluru, so a weekday here revolves around the tech parks, the malls and the traffic that both bring.

For many residents the commute is the main attraction. EPIP and International Tech Park Bangalore are in this part of Whitefield, and some offices are close enough for a short drive rather than a long cross-city trip. Whitefield Road and Varthur Road are the main links to the rest of the city. The developer has not published distances, so time these journeys yourself during rush hour.

Weekend errands stay local. Phoenix Market City is next to the address, and The Forum Value mall, Park Square and Inorbit are also in the Whitefield area. The trade-off is congestion. Main-road frontage means more noise and slower exits at peak times, so visit on a weekday evening and check which side of your block faces the road before you choose a flat.

Homes and prices at Godrej United

Godrej United was built entirely as 3 BHK flats of about 2,173 sq ft, quoted as built-up area. The developer sold out long ago and no current price list exists, so the price you pay depends on the owner, the floor, the facing and the condition of the flat. Ask the seller for the original floor plan and the carpet area.

As built, the homes had marble in the foyer, living and dining areas, a laminated wood floor in the master bedroom and vitrified tiles in the other rooms and the kitchen. Bathrooms used Jaguar fittings, main doors were teak-framed with teak veneer, and windows were UPVC or aluminium. A piped gas line was provided in the kitchen. Check which of these the owner has kept or replaced.

A completed home carries no GST, but stamp duty and registration are payable on the sale value. Before you agree a price, ask for:

  • The seller's asking price and what it includes
  • Number of car parking bays that transfer with the flat
  • Pending maintenance or association dues
  • Any loan on the flat and the bank's release letter
  • A stamp duty and registration estimate on the agreed value

Paperwork and approvals for Godrej United

Godrej United is listed as approved by BBMP and BDA. No RERA registration number has been published; if the seller or the association has one, you can look it up on the Karnataka RERA portal at rera.karnataka.gov.in. Because this is a finished and occupied complex, the papers that matter now are the handover documents and the seller's own title.

Before you sign anything with an owner, ask for:

  • The occupancy certificate for the block
  • The approved building plan
  • The seller's registered sale deed and the earlier title chain
  • An encumbrance certificate covering at least the last 15 years
