Brigade Orchards Goldspire stands at Sy No. 368/8, Devanahalli Village, Kasaba Hobli, Devanahalli Taluk, pincode 562110, inside Brigade Orchards in north Bangalore. The developer has not published distances to offices, schools or stations, so none are given here.

Living in a township changes how you run errands. A pharmacy, a hospital, shops and a clubhouse are inside the gates, so many daily trips can be done on foot. That matters in Devanahalli, which lies well north of the city centre, where a drive into town is a bigger undertaking than a walk across the township.

Your commute is the thing to test. Drive from the gate to your workplace at your usual hour, and make the return trip in the evening, before you decide. If your office is on the southern or eastern side of Bangalore, that daily distance will shape your week more than any amenity will.

Also look at the approach roads into Brigade Orchards and the traffic at the main entrance during peak hours. Ask where visitor parking is and how deliveries reach your building.

Brigade Orchards Goldspire has two plans to choose from. The one-and-a-half-bedroom flat measures around 990 sq ft and starts at Rs. 65 Lakhs. The two-bedroom flat measures around 1,299 sq ft and starts at Rs. 86 Lakhs. Both work out to about Rs. 6,600 per sq ft. The areas are built-up figures; carpet areas have not been published, so ask for them.

With only one building of eight floors, floor level and facing are what change the price of the same plan. Ask for a unit-wise list rather than relying on the starting figures. Since the building is finished, check whether the flat is the developer's unsold stock or an owner's resale, because the paperwork differs.

A flat with an occupancy certificate carries no GST. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• The base price and the area it is charged on
• Floor-rise and facing premiums, if any
• Car parking and the number of bays included
• Signature Club membership and any township charges
• Maintenance deposit and the monthly rate
• Stamp duty and registration on the full value

Brigade Orchards Goldspire has no RERA registration number published yet. Brigade Orchards is a large township built in phases, so ask Brigade Group which registration covers this building, and search it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the approved plan and the declared completion date.

The building is complete, so the documents you need are those of a finished home. Ask for:

• The occupancy certificate for Goldspire
• The sanctioned building plan with your flat marked
• Title documents and an encumbrance certificate for the land
• Khata for the flat and the latest property tax receipt
• A draft sale deed, since a finished flat is sold on a sale deed

Buying from an owner rather than the developer? Add the owner's own sale deed and a no-dues letter from the association. If there is a home loan, get the bank's letter on releasing the title papers. Have a property lawyer read the file. At handover, register the sale deed and transfer the khata, power and water accounts into your name.

Brigade Orchards Goldspire is one building of eight floors and 60 homes, set inside Brigade Orchards, a township of 80 acres. The share of land kept open has not been published, so ask Brigade Group for the township master plan and find your building on it. Any renders you see are as planned by the developer; since the project is built, compare them with what stands.

A morning here could begin on the yoga terrace or in the gymnasium, with a swim before work. Runners get a jogging track that loops through landscaped gardens, and the outdoor courts fill up after office hours. Children have a play area of their own close to home.

Much of township life goes beyond the building. The Signature Club clubhouse is the social hub, the retail spaces cover everyday shopping, and a hospital and pharmacy within the township save a drive on a bad night. For the sporting family there is a stadium, a rare feature in a residential project. The games room keeps teenagers busy on a wet afternoon. Ask which facilities are open today, which are shared across the whole township, and what each one adds to your monthly charges.
